Nations Direct
I just did a signing and they request all pages in the package be initialed. First time I have had to have the borrower initial all pages. Anyone have this experience

I've had a couple of signings like that. It depends on what the title company wants.

yes I work with another company that requires that. It is a real pain because you then have to give some explanation as to what the doc is and of course that takes more time. Probably adds about 15 minutes for me.

Excuse me? Other than stating "this is your <x>" why type of "explanation" can you possibly be giving beyond the standard presentation of the document.

IMO it's a babysitting or QC issue. It guarantees that the notary has to go through all the pages with the borrower. I hear that some just cover signature & notarization pages. I can't imagine dealing with those kind of instructions for a company that doesn't pay anything anyway. I've learned that its always a red flag--companies that pay the least have the highest requirements. It's like some kind of sick mind game. I don't play.

I think initialing each page is an attorney thing...
In every single real estate transaction that I have been involved in, where's there an attorney, and I suspect they do it for billing purposes (paid by the hour), but they all have their clients initial each and every single page...even the water bill! Truly a PITA!

Some lenders request that every page be initialed to protect the borrower. If every page has been initialed and then someone were to add a page to the package that wasn't there when the borrowers signed, it will be apparent since the new page is not initialed.
In the 8 years I've been doing this, it hasn't happened all that often, but it happens. No big deal.

Boy Julie..you just gave me an excellent idea to protect myself against everyone who handles my docs.

I used to have every page initialed...just seemed appropriate to me, but stopped doing that unless instructed because I got emphatically told that it wasn't needed or wanted. Don't remember the Lender/TC or SS who 'told' me to stop, now!
