you caution/heads up/pay attention here/alert the borrower to sign at the very very VERY bottom of the RTC and point to exactly where they sign, the second they get it in front of them they go right to the "I want to cancel" line to sign. Which reminds me - I am so sick of two-page legal size documents that basically have a little bit of stuff on the first page and then the second page has maybe a few other words and the signature lines. What a stupid waste of paper! If there were ever a doc that could use a second page for just the sig line, it would be the RTC. OK, I'm through venting for the day ... maybe... well, for the morning .... actually, why is it when you announce the date very prominently at the start of the signing, they still sign with the previous day's date??? (I think I'm going to start using color stickies on the RTC to divert their attention from the wrong place to the right place .... that or whack theirlittle fingers with a ruler when they start to sign in the wrong spot )-

I use the sign here arrow stickies on the 1003, and plain arrow stickies for initials on the 1003. Same with the HUD/VA addendum. It simply speeds things up - I tell them to follow the flags, and borrowers seem to appreciate it. I haven't had the same problem with RTC, but if I was, then a stickie would go on it!

When I explain the RTC, usually there is a box around the cancel part and I trace the box with my finger and say, "This is the cancel box". That seems to stick in their minds and they usually sign that doc in the correct place for me.

It always throws me when I get a TIL that has a second page for the signatures.

I kinda do as Copperhead, except when I plunk it in front on them, I actually cover 'the box' with my hand saying, "you don't want to cancel this now, so sign and date below". That seems to provide the 'visual' that I agree they NEED.

I do the same thing. When I hand them the doc, I say "Hold on, don't sign this yet." I go over the RTC, then I cover the signature line with my hand and say "Please don't sign here, you're signing at the very bottom." Works like a charm.

I do something similar. As I start to hand them documents, I hang on to them to make sure I've got their attention and let them know that it's critical that these are filled out correctly. I show them the three sections and point out where they sign IF they want to cancel and then with a grin, say something like " so please don't sign there today..." Usually gets a chuckle and they remember.

I love the looks on their faces when they sign it..

then look up at me and I nod and say "You've just canceled your loan"....that's usually when I wish I had a camera with me...

I put a sticky over the signature lines in the cancel box. I explain why I do this to the borrower and usually I get a laugh. Had one lady ask what was I trying to hide from her, so went into the spiel again and removed the sticky.

I do this, too, in a way

I have both red and green sticky flags that I use for these. I point out the they need to sign the GREEN one, and the RED one is for STOPPING the loan, like an emergency button or a rip cord on a parachute. It works... I've never had anyone accidentally sign the wrong line since I started doing that.

Ha! So true. I've taken to putting my pen over the sig

line of ' I wish to cancel'. If they move my pen away, whoosh comes the paper out from under their pen. But I like the thwak mentioned below...bad signer! Bad bad signer!
