Instructions for the title company.
Had lunch today with a friend who is also a notary. Told him that I had two signings on Monday, the first one was 72 pages with no instructions from the lender for the title company. The second set of docs had 128 pages, 41 pages were instructions for the title company.
His response was that he never prints the title company instructions for the BO’s set of docs. He called a title co. a long time ago and was told by a title company that it is ok not to print them so he doesn’t.
I told him I would need to see in my instructions that I didn’t need to print them. He said next time ask???

Instructions for the title company.
If it's just a couple of pages I don't worry about it. If it's 20 pages or more I don't print them for the Borrower. If I feel really stingy I also skip printing the blank Legal Description pages after the Name Affidavit (not part of it, no reference to it) and even the second set of Instructions for the W9's and 4506's. Would be a waste of money, paper and trees. And if I'm REALLY counting pages I don't print the RTC pages again in the borrower set - AS LONG AS I have each their two that I give to them, one for Title and a spare there is no reason to have 5 - 6 blank unsigned ones in their set.

I agree about the unsigned RTC's. Especially because there's one company in particular that requires TWELVE!!! What is that about? TWELVE? They're acknowledging receiving two each. That's what I leave them.
I haven't had the nerve not to print out the 32 pages of the Closing instructions from BOA though. How many times I thought, grrrr, why do the borrowers even need those?

The only time I print closing instructions for the borrower is if they have to sign otherwise they are not printed. As for the title company I don't print them either since they already printed them to complete the file i.e. HUD etc.
