Yes, that is true; however, there are some documents

that requires a witness only, while others will warrant both a notary and a witness. This will depend on what the hiring party wants. Maybe the attorneys on this forum can elaborate on this.

I believe what Alz meant to say was ...

if you're signing in California for an out-of-state property that requires witness (i.e. parts of Florida), then you do need a witness and notary. Some allow notary to also be the witness.

However, if you're signing for California property, only a notary is required.
