Disaster Signing Job on two-part signing

I accepted overnight docs for the second of two-part signing for Friday evening. It was a refinance, the parents in Orange county signed with a notary there. Unbelievable, I started going through the docs and discovered:

Parents did not sign the 1003, first page at the top, the 4506T which is a deal breaker for a timely closing, nor did they sign letters of explanation required in prior to funding conditions.

As I began to carefully review the documents yesterday before dropping at FEDEX, I discovered that the first notary failed to cross out my signers name on the acknowledgments and jurats, since he was not present at the signing. Nor did he bother to cross out his/her, etc. and make it their/they in the instruments.

It's probaby one of the most negligent signings I've witnessed in my career. The guy is listed in this forum as a regular member with no comments in his profile. I just wonder how the heck does someone with no proficiency get work. Must be related to someone at the schedulers office.

If this is any example of our competition, then we have nothing to worry about. I made a list of omissions on a sheet of paper and sent off the package, as well as to give the closing team a heads up in an email so that they can get the 4506T, 1003 and LOEs signed early in the day and not hold up getting the documents back to the lender for final review before funding.

I'm off to the airport to head for Las Vegas to see my brother Ted, who is progressing nicely. I think we're doing great in recovery although he's on a lot of meds. He's walking around, had all his tubes removed and eating, low sodium low carbohydrate diet. I will take his daughter, my niece out for a nice dinner, she's been a trooper staying by his side since before the surgery. She has four children at home. I think Ted will be home by Wednesday at the latest.

So glad to hear good news about Ted! And as for the

ghastly signing, holy moley - another glaring example of how crucial it is to go through the stack before leaving the table!

Simple.....because he/she will accept $40 for a loan signing.

I had a similar situation yesterday. As notary #2 on a two-part signing, I noticed some errors on the part of notary #1. Like with your signing, notary #1 did not cross out the name of the signer that appeared before me on the acknowledgements where both parties names were printed. There were also two 1003 applications because the parties were a man and his daughter-in-law. I noticed that on the daughter-in-law's application, the notary had the father-in-law sign and initial the pages even though his name was nowhere on the document, as well as on his own.

LOL! After reading about the experiences you and Cheryl had, I don't feel so bad about the split signing I was supposed to have. (Maybe I dodged a bullet!?) I was also to be the 2nd signer and our appointment was for Friday, EOM, naturally. I was happy about it at first, because I wasn't the one that would have to print (and wait for docs), but it was taking up a prime time slot at EOM for less $$.

Fortunately, the settlement co gave me the first notary's phone number and I sent her a text. We ended up swapping messages and it turned out she said she couldn't get in touch with her borrower, so her party didn't get signed and I never got any documents. Last minute cancellation at EOM! (But happily, I was able to get something else for that time slot and ended up with a pretty busy day.)
