Last minute cancellation

I contacted the client to confirm this evenings signing and I'm glad I did. When the client return my phone call he informed me that he told the signing company that he couldn't afford the fees he was told so there fore he would not be go forward with the signing. The company told him they would contact me to cancel. I never got a phone call back from the company. I didn't find out until about 1 hour ago when I called to confirm that the client had cancelled a week ago. Has anyone else been through this? If so how did you handle it?

Just like you did…Always confirm with the borrowers before going to the appointment. Yes I know there is one company out there that says not to call the borrower…I just disregard that.

The strange part is last week when I had to reschedule, the company took forever to get my fee approved and something else came up in the mean time, the company asked if the client was trying to reschedule the appointment? Now I understand why they were asking me this. They new then and didn't tell me.

I told them I will be sending them a Last minute cancellation invoice for the trouble. They said that's fine. Have you ever done that?

No. If I’ve printed the docs I’ll ask for a print fee. If no docs and no trip, I don’t charge.

I did print up the documents so I'll send them that fee. How long have you been in this business? What signing companies are trust worthy?

That’s a good question Smile ? I’ve been a Real Estate Broker and a Notary Public for over 25 years, so I’ve attended many many closings, mine and others that worked for me (had 6 people at one time) When I started as a NSA I actually worked for a title company here in Denver. I then went solo in 2004.
As for good SS I think one can count them on one hand. People here discourage actually naming SS in public. But probably anyone with 4 or 5 stars in ‘signing central’ here would be okay to work with. And most title companies that call are okay (not Genuine Title in MD) the hardest part of this job is learning who to work for. JMO

My Mom (Mum) gave me a Scottish first name to go with my Scottish last name Leslie Lamont each a Scottish clan with Tartan. It was real fun in grade school with a (girls) name like Leslie, Kind of like "A boy named Sue". I even had a Judge once say “Your name sounds like a “movie star” when I was testifying about a document I notarized. Outcome… he took the “Movie Star’s” word.

Almost the same scenario happened to me today except I at least got a call from the signing service that the borrower had cancelled. Still, this came only about a half hour before the closing. I had everything printed and was ready to go out the door when the call came in. Even if you are compensated for a print fee it doesn't seem to cover the hassle of printing, reviewing, and prepping a complicated package that was over 130 pages. I also had turned down other assignments that were offered to accomadate this one. So frustrating!
