The equation is quite simple. Given a choice between taking up an hour of your time, and half an hour of her time, an escrow officer will opt to have you spend the hour every time.

It goes beyond that. Given the option between spending a few minutes to extract from a packet the duplicates and unnecessary documents, an escrow officer will elect every time to inconvenience you and both borrowers.

Nor does it end there. Rather than spend a couple of hours with the template documents to provide some uniformity in notarial certificates, both the lender's document processor and the escrow officer will send on, presumably forever, document packages that will have as many as 10-12 different formulations for the certifications.

Your time is simply not a significant consideration.

And, to further demonstrate how little they care about you or your time, they offer you peanuts to do all of this. It's why I keep my fees high. If they can't pay, I don't want to do their dirty work.

What is your solution to this problem? What do you instruct the T/C companies to do to avoid this problem? Thank you

"What do you instruct the title companeis to do..."

I don't...I just go with it and print. I assume it as part of the "nature of the beast" and/or a "hazard of the trade"...some are easy peasy, some have you pulling your hair out. It's just not worth the aggravation and you'll spend more time venting and spewing about the number of attachments than if you just went ahead a printed.

Objections to the TC can, possibly, get you skipped over to the next notary who just takes it all in stride without complaining.

OMG 18 attachments! Oy vey! Don't they realize there is so much greater risk of a file getting missed when they send so many attachments?

Agree that multiple attachments are a pain, especially when

many of them are individual one page dox.
What I do is print out the email showing the attachments, and cross them out as I print each one.
Another pet peeve is title dox with unnecessay notariztion requirements. There is little reason for a privacy policy, pay off transmittal, fund reciept directon, etc, etc to require either a jurat
or an ack.
And many times they put the wrong type of notarizaton of the form. They don't seem to know that a jurat is when signer swears that cetain facts are true, and an ack is when they promise to do some act in the future. Since the preparer chooses the type of notarizaion, I just sign and stamp them and send them back.

I do this too.

And how about the document that has the signer under oath at the top, and at the bottom it says "... who did not take an oath."

What should be the exact instructions to give T/C?

Hugh had it right.

You won't know you're getting a bunch of attachments until they arrive. Complain at that point and you'll be labeled a PITA notary. It's all about their convenience.

Re: Grapebed, there is NO response you can give to the TC...

well, after giving this some thought I am considering speaking with the TC scheduler about this. I have a pretty good relationship with her. So, I'm going to try and diplomatically say that although I am 99.9% certain that I got all 18 attachments downloaded, printed, and signed last night....another notary might not be as diligent, thorough, anal as I am and miss a critical document and wouldn't the margin for error for everyone be much smaller if they got everything in 1 attachment the first time? So, don't know how this will play out. Could very well blow up in my face, however, the TC scheduler really understands this business and she could put the right bug in the right ear to see that this substitute escrow officer/closer doesn't send out docs in 18 attachments again. I will be very glad when the regular escrow officer/closer that I deal with returns from vacation. We'll see . I do have my rose colored glasses on this morning. btw, borrs last night decided a glass of wine would make signing a much more enjoyable experience...and, did I want a glass of Burgundy? They had recently returned from France and had some lovely selections. I graciously declined and thought well it beats trailer park dogs and men in boxer short signings....

Re: Grapebed, there is NO response you can give to the TC...

LOL at the dogs and boxer short signings. I love it when the owners tell me their pitbull is okay with strangers. I tell them I'm not okay because the pitbull or any other dog may sense MY fear and attack me without provocation. Most borrowers understand this.

and in conclusion.....

just spoke to the scheduler.....she laughed and thanked me for my 'diplomatic approach'. she said she is getting 'blasted' by notaries complaining about the 18 attachments. they realize it's a problem and the margin for mistakes is much higher. Upper management is working on the problem as their new 'system' is configured to spit docs out in this manner. so, at least I expressed my 'angst'. Conversation ended on a positive upbeat note. So, we'll see if she ever calls me again for a signing.......she said she would. hopefully, they get their 'system' fixed!

Attachments

I did one several years ago and it had five files. Three of them had docs that had the top and the bottoms lopped off. I called and they said that they would correct it. Sent me one file
and said "Here this should do." I thought that all files were combined. I printed it and went to the closing. Sent it to them. They called back and said that they are missing docs. Finally they asked "Did you print the 4th and 5th file in the package?" "No, did you include them with the one file that you sent me?" "No. Wellllll........... am I suppose to pick and chose. Of course it cost me.
