Recorded documents

It's late and I've gone completely brain dead so I tried the search button but got zilch. Which documents in a refi are recorded?

The ones that get recorded at the court house. DOT and riders. I hope your brain comes back to life soon. I get some timers. I hate when that happens.

In addition ...

... to the DOT/Mortgage and any riders, deeds, such as QCD's, also get recorded, to set the vesting properly. Other documents that may be recorded are POA's. Almost any document 'can be' recorded, but usually aren't except those which directly affects the ownership of the property. Of course, this is in reference to mortgage loans and real estate transactions.

In the general notary world, there are lots of different legal documents which ultimately get recorded.

In my former life as "the recording clerk" only documents that pertain to real estate get recorded such as certified copeis of death certificates, lis pendens, judgements of divorce if their was know qcd executed, plats, master deeds, utility easements, attorney liens, land contracts, various mortgage docs, etc. We would not on the county level record random documents. The clerk's office only handles vital records.

Although we had one guy, last name McNutt, and he WAS a nut came in with a 25 page document that said he didn't have to have a social security number and he was such a goof ball that my boss said to just record it even though it was not in recordable form nor did it pertain to real estate.

Also Subordination Agreement. Used , for example, if

borrower has a HELOC that he wants to keep in place, and wants to refi 1st mortgage.
Needs to be signed by HELOC holder , and usually by new lender. Some forms provide for
a bwr signature, but many do not. If your bwr is not signing form , do not notarize.

Thanks, all!

My brain is slowly recovering...been a wild EOM and looking foward to a couple of quieter days. Poor brain grasped the mortgage/DOT and riders, and any other deeds being recordables, but figured there might be other docs that might come in our packages that I didn't realize fell in the standard "recordables" category. e.g. subordination agreements. Haven't had any yet that required BO signatures, just included in the package already executed by both lenders. I think my brain might perk up with a little wine...to wine down the EOM! Thanks again.
