Sample Loan Package
I had someone ask me today if I knew where they could get a list of required loan documents, better yet an example loan package. Does anyone know? I have been searching online and cannot find one. All the docs I get are filled out with borrower info, and of course I am not going to pass these along!

I suppose there are generic loan package samples, however the actual required loan documents can also depend on the state. Many states have their own rules on what must be in a loan package. Then each lender has it's own idea what must be in the loan package. Even counties or cities can have their requirements for recording also. You might want to check with an escrow company in your local area. But I would even bet that in your state, a loan package for the very same people for the very same loan would have a different number of pages in Chicago, than perhaps Jacksonville or Springfield. At least, that's my experience here in the Formerly Golden State.

The only ones I've seen has been part of a loan signing agent course, no free for the asking.

Thanks for pointing that out, Linda. Just did a quick search to see if there were any listed and them scanned thru to see if they if the doc pkg had most of the common forms. I'm sure there are many more posted; this was just an example.

Not nick-picking but some vital Docs are missing,..Statement of information, Domestic partnership, affidavit of serve damage and Patriot Act to name a few. Perhaps something more up to date would be better. IMO

This wasn't meant to be all docs available--only a sample. There are probably over 250 documents out there if we want to add up all the misc ones that some lenders provide. I was just trying to show that if you do a little research, you can probably find them posted somewhere on the web. Either that, or sign up for a loan signing class that might provide the information the op requested.

Patriot Act and statement of information are vital Docs.....like I said, wasn't nitpicking, I have an update to date example for my personal reference.

I guess it would help if I spelled it correctly LOL meant to severe damage. Basically, as if the appraisal was not good enough, the borrowers must take an oath attesting to the fact that there is no damage to the property that has gone unreported.

I think it is Affidavit of Nerve Damage.....sure, has to be.
