Sample Loan Package Found!
I was researching this again and I found a good site that offers a Sample DOC Set - by STATE! Now, I have not went page by page, but from first "scan" it appears to be a pretty good example. Here is the Link:

That's a great resource for new SA's or if you know you will have a package for a property from another state and want to check it out. The Virginia package was not exactly typical of what I see, but it was a pretty good representation. Most of the venues said Texas, though, I guess because the document originator is in Texas.

When I started 6 years ago....I studied my own loan packages
from purchasing and refi-ing my own house, my parents, and sisters packages. It gave me great variety and the opportunity to see the differences in lenders and docs with each package.
This is a great resource and there was nothing like this on the net during that time.

What a great find! The documents for Ohio are not typical of what I usually see but they are a great way for newbies to study..Good job and thanks!

Interesting....
It says, "we don't prepare loan documents for New York", and that's the only state listed which has that notice. That gives you an idea of how screwed up we are here...

Nice job, CDoty. BUT, take with a shaker of salt ..
Good samples for anyone of what to expect in a mortgage loan package, but novices should not expect that the instructions and loan documents are going to match or be similar to these.
For example, the CT mortgage deed form is prepared for one witness: CT requires two.
As to the instructions, as aways, watch for lender specific. Signature by Mark is not in Conn. General Statutes, it is a recommendation by the CT Secretary of State. CT notaries would need to be careful that the lender or title company made the decision to accept signature by mark. Powers of Attorney yes and no to examples shown, again, will be the title company or lender specific. There is a Conn. General Statutory form, but out-of-state companies like to use their own notarization blocks and signature requirements rather that CT's "law."
