Whoever is keeping the journal on stringent requests

This is priceless.
Just finished a cash closing. Instructions from the Realtor say: (The caps are theirs).
PLEASE EMAIL OR FAX THE FULLY EXECUTED DOCUMENTS TO THE CLOSER FROM THE CLOSING TABLE. IT IS URGENT THAT WE RECEIVE THESE ITEMS IMMEDIATELY. PLEASE DO NOT WAIT UNTIL YOU RETURN HOME OR TO YOUR OFFICE FAX THESE DOCUMENTS.
Well, I ignored the wait part, got back to my home office, sent the fax and then sent a courtesy email notifying the closer of the fax.
Immediately received this email in response.


I will be out of the office Friday February 4th and Monday February 7th. Please contact XXXXXX at xxxxxxxxxxx (555) 555-1212 ext 1234 and she will assist you. I will be checking my emails periodically and will be back in the office on Tuesday February 8th, 2011.

Long weekend for her, and just how am I supposed to fax from the table anyway?

This happened to me once, where they wanted the ENTIRE package faxed ASAP. Now, I have a portable scanner that I can attach t o my laptop for these types of requests, but that's only for a few pages, since I can only scan one at a time.

Nope, they wanted 147 pages faxed to them within 15 minutes of my leaving the appointment, which they assumed would only take 45 minutes. Therefore, since the appointment was at 11:00am, they had to have the fax by 12:00pm. I told them the nearest place I could do that was a UPS store... about 10 minutes from the signing location... and they charge $1.25/page to fax out. I told them that they had to pay me, upfront, the nearly $185 that fax was going to cost via paypal, or they'd just have to wait until I got to my office and could toss the package on my sheetfed scanner.

They actually got mad at me and said they were going to assign the job to somebody else.

The next day, an hour before the appointment, they call and tell me that it was still assigned to me and that they had received permission to "let" me get back to my office and send the fax after all, but they "knew" I lived 40 minutes away, so they had to have the fax by 1:00 instead of 12:00. How generous of them. Ugh.

It's no surprise that I told them where to go and put that company on my naughty list.

That is not at all uncommon for a REO closing

They need the paperwork faxed from the table so they can fund the loan the same day. Most of these closings have been early enough in the day so they can complete the closing and fund that same day. All of the REO's that I have done have been from a Real Estate office and you use their fax machine. Most of the time they don't even want the purchaser to leave until they receive the fax and go over the paperwork. A CASH closing is much smaller than purchases that have a mortgage. In those cases you still have to fax all of the critical docs so it can be processed that same day. Again all of these that I have done have been held at a Real Estate office.

The real point is that the person who needed the fax so quickly took Friday and Monday off!
If it was so urgent, then why didn't she stick around?
This signing was done at the buyers place of business - an auto body shop.

Faxbacks are standard in purchases or investment refi's and funding is immediate. Just because she took the time off doesn't mean the loan wasn't funding.
