Should be supporting documents...however that

term, IMO, is far too broad - if your determination of "ancillary" documents differs from theirs you have a problem.

I'd write back and ask them to provide me with a list of exactly what they want faxed back.

This is something I see occassionally, send docs A, B, C and all ancillary docs. That is pretty ambiguous. Just send me a list of what you want and I will send it back, in the meantime you get docs A, B, and C.

Fax ID, Hud, Note, DOT, all riders and all ancillary docs.

I thought that ancillary docs were the riders. The word ancillary mean secondary importance.

That would be my guess, too, but "anciliary" is a very broad

term. IMO I'd fax the critical docs: HUD, Note, DOT (& any riders), TIL & RTC's.

Someone needs to tell you definitively what they need

faxed back IMO - there's too much left to interpretation here...

Unless, of course, you've worked with this company before and have done their faxbacks so you have prior knowledge of their procedure. If not, get someone else on the phone that DOES have a clue...

"does not have a clue" - yeesh...that sets me nuts...they HAVE to have a clue or they shouldn't be handling the files...

Give them what they ask for - if you miss

something, they will let you know. If you don't hear from them, no problem.

I think that half the time they don't even pay attention. The other half (perhaps not that much) if there is a problem, they have "proof" of whatever. It is a big CYA operation to my way of thinking.

Maybe stuff like…. A PUD rider…A second home rider…A balloon payment rider…a 1-4 family rider…an adjustable rate rider… Think its stuff added on that’s recorded…JMO

I believe a possible definition of an ancillary doc would be any rider to the mortgage. Also, for instance, if you had to fax back the borrowers wire instructions and the borrower needed to supply a voided check, the voided check would be an ancillary doc to the wire instructions.

Just MHO.

One man's ancillary is another man's primary. If the documents are not listed, better off to fax back everything that is signed. They can't complain then.
