I received an email from United Lender Services stating that due to competition and costs we must inform notaries that we are cutting our notary fees..to $75.00 with edocs..But the good news is that you will now have to only print 1 set of docs. We will be emailing the bos copies to them..and the packages are small..on it goes..If anyone is interested in the email please let me know.

I emailed them and asked to be removed from their database..

Aren't there documents we are REQUIRED to leave at

time of signing? How do they get around that?

That's a new one & I wouldn't go for that either. You can be sure it is the notary who would be blamed for not providing copies of the docs at the signing.

Where is it written that notaries are required by law to leave a copy of loan docs with borrowers? Certainly not under Regulation Z, which doesn't even mention notaries in this regard. it's probably the TC's or lender's responsibility. I suspect that it became part of our job just because of the nature of the work we do. In any case, I suspect ULS is e-mailing the borrower's copy to them. I know that some TCs have been doing that already - that or sending the borrowers a CD at the close of escrow that contains their copy along with all the other final stuff.

At least I hope they're getting their copy ahead of time cos that would make for some mad borrowers at signing who reaaaaaly want their copy!

I have worked for them in the past, they do pay - 30/60. The reduction in the fee comes from the CLIENT hounding the TC to lower THEIR fees, so they are just rolling it down to us as usual to eat. I also replied to the email: "With rising fuel costs, along with all other expenses involved with offering a Professional Mobile Service, I would not be able to accept a rate of $65.00/$75.00. However, In an oiffer of good will, I would be willing to lower my usual fee of $125.00 to a base rate of $110.00 (with no docs printed for borrower) Please contact me if this reduction is acceptable. Im not even looking for any LOAN CLOSING business . I can make 60.00 on a Power of Attorney and be on my merry way in 10 minutes, with CASH IN HAND! Keep your Loans, give me my little group of Estate Planners LOL CHA CHING!!

I also work with them in the past - and had to chase after my fee. Would never work for them again. If I received an email like that, I would quickly inform them that I'm not their employee - I'm an independent contractor and my fee is what I CHARGE, not what they pay. If they can't/won't accept the fee I CHARGE, they'll need to call someone else.

But, the more I think about it you could write:

"With rising fuel costs, along with all other constantly increasing expenses involved with offering a professional loan signing service, I will accept a rate of $75, with the understanding that no borrowers' copy will be printed and that borrowers will travel to a location of my choosing for the signing. Thank you."

I just received a call from ULS asking me to do a closing. "Sure", I said- "send me the confirmation".

The confirmation stated it was for 0800 Saturday morning and it said she "increased the fee for this to $75".

I replied that my fee for this was $1xx and to please confirm. We shall see if she finds another Notary or meets my fee...

As a followup to this thread, she did call me back and confirmed $100 for the signing. That was on the 12th. I got the payment today, the 21st!

Ironically, she called me today and asked if I would do another one- for $75. I said no, $1xx minimum or reassign.

She reassigned it.
