Re: New Inspection Product
For many who have worked in the mortgage servicing industry, the Residential Occupancy Inspection is very familiar; however, it has been more than 10 years since __________ has offered this specific type of inspection to our clients. __________ has a new client that will start ordering this type of inspection in April. They will order in large loads every month starting in MI, CA, UT and OH. The time line for the roll out in the other states has not been determined yet. There will also be weekly inspections ordered that will not be a part of the monthly load in all of the 50 states.
__________ will begin offering this inspection product with significant advancements for our inspectors and our clients which is the purpose of this memo. We are attaching a draft of the inspection form itself; and are introducing some important improvements to how the inspections can be completed in the field and submitted to our office. We anticipate that this inspection product will produce a substantial volume of work for __________ and its inspectors as we move into the New Year.
Finally, we would like for each of you to fill out a short survey so we can gauge your interest level, technological capabilities, and capacity for the area you cover.
Inspection
Please see the PDF document attached to this email, which is a rough draft of the probable inspection that will need to be completed. The price point for this inspection will be $7.00 per inspection, depending upon volumes, location and other factors. This price point is significantly higher than the amount usually paid for similar inspection products. We are able to pay this improved rate because of the technology associated with this inspection which is discussed below.
Technology
One of the major improvements on the Residential Occupancy Inspection is the efficient & verifiable way in which we can provide results to our clients, with the partnering of new technology from __________s recently updated 3.0 system together with cutting-edge technology from a new software company, Pruvan, Inc.
__________s new 3.0 system together with the Pruvan technology will allow you to log into __________s system with one of the smart phones described below and not only complete & submit each inspection online from the property, but submit time-validated and location-confirmed photos as well.
There are three different options that Pruvan provides to verify the location of the completed inspection. The first is the I Promise option, which allows the inspector to verify and certify via an address map, when submitting the inspection and photos, that the location indicated is indeed where the inspection was completed and the photos taken. The second option is ;Mobile 1.0 which, through your web browser on your phone is able to triangulate your position and verify your location when submitting the photos and inspection results. The final option, which is also the option which __________ will require of most of its inspectors, is ;Mobile 2.0. This option utilizes the GPS on your phone to give an exact location of where the photo for the inspection was taken, whether or not you have cell coverage at the time.
We realize that a number of our inspectors will need to make an upgrade to their current phone (and possibly carrier) to accommodate the ;Mobile 2.0 option. Below, we have detailed the smartphones which are compatible with this ;Mobile 2.0 system, as well as the probable cost to upgrade.
Carrier Phone Cost Monthly Plan
Full Retail With 2 yr Contract Data Phone Text Works With All Options Sprint EVO $449.99 $199.99 $99.00 per month
Tmobile G2 Not Avail Not Avail Not Avail
Verizon Droid X $569.99 $199.99 $29.99 Starting at $39.99/mo. Starting at $5.00/mo. Verizon HTC Incredible $529.99 $149.99 $29.99 Starting at $39.99/mo. Starting at $5.00/mo.
With each of these phones and plans, Pruvan has a key representative with each carrier with whom you will be able to discuss your needs and come up with a beneficial solution.
The Mobile 2.0 will work on any android based phone with a 2.2 operating system, but only the phones above have been tested and are supported by Pruvan.
Capacity
Based upon the inspection example, coupled with the technology requirements & capabilities, what is your best estimate for how many inspections you will be able to complete on a monthly basis in the area you cover? Please Note: most of these inspections will be ordered during the 3rd week of each month and will have a turn-around time of 7 days.
If, based upon this information, you would like to update your coverage area, please submit your new zip code list to a member of the Vendor Department at (800) 842-9930.
Survey
Please complete the attached short survey and return it me by e-mail or fax it back attention _________ at __________.
Training
There is a mandatory training sessions (via webex) you will need to attended in order to complete this type of inspection. Once we have received your survey we will notify you on the process to register for a training session.
Please make sure and return the survey even if you are not interested so we can have it in your file.
Thanks so much

You'd think if they have to provide training to complete
the inspection it would be worth more than $7...jeez...what in the world kind of job do they expect to assign for $7.
That's why I don't get involved in inspections. - IMO they're not worth it in my area.

I'm bad: just do through Google Earth - still standing, check. Copy photo, check.
In that case, send me 100 per day.
no, no, no.

Ok, I'll bite:
If- 1. 10 per day in my own neighborhood; or in one neighborhood where I can park the car and walk around to get all ten done. 2. If each 'house' needs 4 or 5 things inspected, at $7 each; and #1 also applies. 3. No chance of dogs, irrate homeowners, or cops confronting me in this endeavor.
Then maybe...just maybe.

Scott...I think it's $7/house
and they're more than likely NOT in your neighborhood and it's probably not a "park and loop" scenario...more likely a drive, park, inspect, drive again, park again, inspect, rinse and repeat.
I was offered a job 25 miles from me - make contact $25; no contact $8
No thank you.

Re: Scott...I think it's $7/house
At what point will these companies realize that our capabilities and time are worth more than their offered less-than-minimum wage? What do their in-house people get paid for using the equipment, space and water cooler their company is paying for?

I thought it was bad 2 years ago 15 bucks a pop, now 7.. At that I don't even get dressed..lol

I have a hard, fast, rule. I don't walk out the door for less than $50, no matter what it is. If someone needs a simple doc notarized and they want to come to me then it's just the state rate. Often times if they're military I charge them nothing if they'll bring the doc in. Other than that I stick to the minimum, and that goes for medical records depositions also. You often get stuck waiting in the lobby before you can get back in the office to notarize one. Everyone has their own rule and this is mine.
