Couple of Questions

1) I am trying to find information on ABC Closing Services, Inc. They are not listed on Notary Rotary nor can I find them on Google. I believe they are not to be confused with America's Best Closers? Anyone familiar with them?

2) I've come across some companies who require registration through N...Cafe.com and I've registered accordingly, but some companies require a ten question test. I'm just curious; if I fail the test, will it tell me that I did so and/or will it continue to register me with the company in the event of test failure?

3) Regarding the HUD; are the codes, for lack of a better word, are they uniform/universal?

4) If the borrower is supposed to render a check to the signing agent, should they not have been informed by the lender/escrow before the company contacts/schedules the signing agent?

1. Not enough information provided. City, state, phone number helpful
2. Don't know - haven't encounter that.
3. What codes?
4. They should have been notified and if the LO is concerned about his loan, (s)he will have done so. No one likes surprises at the table.

1. Yep, need more info...but if you google them and you don't find them on the first page of google, you might want to think twice about working for them. MHO

2. Probably not - at least I've never been notified.

4. LO or title should have advised them of the required funds, however it IS your responsibility to make sure they have the funds available - confirm during your confirmation call that $xxx is required in a cashier's check payable to <<whomever>>....don't just assume it's taken care of.

1/Not enough info on ABC to check.
2/There are some companies that buy, and use the coffee site’s software and data base. They have a place where an individual company can require a test or not. This info is not shared with others as far as I know. However if you do sign up/join all the companies that Jeff sells his service to will include you in their data base.
3/ Different companies may use (print) HUD forms that ‘look’ different, but all are supposed to carry the same info.
4/ this should be taken care of by the LO. Most title companies can’t take a personal check for over $500, and will require the borrowers to submit a cashier’s check. If it’s a surprise I tell them to call their LO, and get instruction on how to wire funds to Title during the 3 day RTC. If it’s an investment, or purchase it won’t close ‘till Title gets good funds.
