Appraisal in package
This is crazy how an appraisal with all kinds of photos is included in package and, one is not told in advance. I tried to get more money was told to first call borrowers and, ask if they already had received it from lender.

Good advice. I usually ask the borrower and if they've received it, then I don't print.
If I do have to print it, my fee goes up. Those pictures suck my ink dry.

I have had that happen to me as well. Is it necessary to include it in the signed package to be returned? I had the borrower initial and returned it, should I have ignored it?

Yes
No return. And, if you have time, always ask if they've gotten it already. If yes, forget it.

I do not give borrowers the appraisal report
That's the appraiser's job and I always go thru the docs BEFORE I print and skip over the appraisal report. And I've only seen 2 stuck in there in 10 years.
