Borrower asked to find her on notary

Borrower found me on website and said she had received her overnight mortgage package and is looking for a notary. The Lender is Wells Fargo. I could not help her because she said needed help with the entire package. I told her to have Wells Fargo call me.

Re: No problem with that in AZ.

The problem for me is the fee I can charge. I can only charge $2 for notarizing each signature
and 31 cent per mile not to exceed $5. I will not be paid for my help with the rest of the package. That is why I am more than just a Notary.

Alice Jones - I'm not from AZ, but I'd be surprised if your laws state that you cannot charge for any other services besides notary work. I'll bet your local legal couriers offer a whole slew of other services and charge accordingly. I would interpret your notary regs as applying to your notary work and not to anything else you do, such as walking the customer through the non-notarized docs, making copies, or delivering the package to FedEx if requested.

Ask the borrowers if they would like to hire the services of a NSA or remote closure? That what I would do.

No need to have Wells call you - general notary assignment

If she needs help with the entire package - then quote your fee as a full signing agent with TPL, go in, git 'er done and collect *at the table*...cash on the barrelhead.

Thats what I would have done. I dont think it matters who is hiring you as a loan signing agent. I would even offer to conference call the lender.. Seems like a good way to gain a business relationship.

Why would you offer to conference call the lender? Seems like a good way to make the appointment take 3x longer than necessary. Just address it they way your would normally do a loan signing or general notary assignment- based on what type of service the signer wants, charge accordingly.

Re: No need to have Wells call you - general notary assignment

The reason I told this borrower to tell the lender to call me was because I could not treat this as a general assignment for this type of service. The borrower agreed that it would be more than general notary assignment but did not agree to paying at the table my fee.

"The borrower agreed that it would be more than general notary assignment but did not agree to paying at the table my fee."

Then I'd say this borrower has a real problem - she wants full service for partial pay?

I'd have her contact her lender/loan officer to go over everything with her first then tell her to call me when she's ready to sign - then tend to the notarized docs only....

Still $100 easy peasy at the table.

I think WF does the borrower a disservice by just telling

them to "find a notary". They have no idea what NSA's do or what we charge. WF does these mail-away pkgs. & don't have a fee calculated in the costs. It comes as a total surprise to them to have to pay more than a few dollars for "just a notary". I offer them a flat notary fee or an NSA fee if they want me to go through the pkg. with them. I don't have to print, ship, etc., so I don't charge a full fee. They're quick & easy--in & out. You can figure a fee accordingly.

I get it: $2/N +.31/mile/$5max = Not happening

The fee for GNW nor the mileage fee allowed in OP's state isn't sufficient under circumstances like this. And B wanted the whole 9 yards, just didn't want to pay for it.

Key word was "offer" and if she wanted to she has every right to have her lender present. Ive had lenders on conference calls before and the signing still took less than 30 mins.

<<<The borrower agreed that it would be more than general notary assignment but did not agree to paying at the table my fee.>>>

Whenever I get the suspicion that a customer balks at paying, I require the fee upfront and in cash. I don't open my briefcase until I collect the money......in CASH so there's no check for the customer to stop payment on.

And there's no reason for customer to FAKELY claim the following <at the conclusion of the appointment>: "Oh, so sorry, I know we agree to a $100 fee but I just plum forgot to stop by the ATM - I only have two 20 dollar bills..." You don't want to spend the time and give five star service, only to be stiffed at the table and given less of a fee than you agreed on. For THIS borrower - collect cash upfront. Good luck!
