Florida question
Meeting a Husband and Wife Saturday here in Northern Illinois to act as Notary on a POA for a real estate matter involving Florida property. I am told the form needs two witnesses and I can be a witness as well as the notary. We can have someone else be the second witness. My question is: does Florida require blue ink or black ink for signatures on a recordable document or is either one acceptable? Thanks.

Out of habit, I've used blue ink for FL properties and had no problems.
You may, however, want to ask your hiring entity.

Hiring entity are the Husband and Wife. I also usually use blue except in Wisconsin unless told otherwise by the lender or TC. Thanks,

I always use blue unless otherwise instructed by
title/lender - have never had one kicked back. The only times I've been told to use black it was a lender requirement, not a recorder's.
Just a tip - if you're doing the loan docs I'd suggest having two witnesses on the mortgage - more and more counties, at least in my area, are now requiring two witnesses despite the state not requiring them. I've been just playing it safe lately and having the two witnesses.

Sometimes it depends on the county. I recently had a refi and first time ever thehiring party requested blue for all docs and black for the Mortgage. If Hiring party can't tell you, might be best to call the county.
