  A very rude borrower
The borrower worked for the US Currency Exchange. Not that that matters. I arrived 5 minutes early and he asked me to wait in the foyer for just a moment. Turns out they were eating lunch. 20 minutes later......I was allowed in. I was hoppin mad too.

  After about 10 min's...
I would have told them I am on a time schedule because I have a closing immediately after theirs and that if we don't start within a few minutes, I'll have to return later in the day.

i have had that happen before too, i was early and they were eating. Told them I would be happy to wait that 5 minutes but if they were not through I would have to leave as I was on a tight schedule. They were not happy but i reminded them the appointment had been confirmed with them and if they wanted to reschedule they needed to call lender. They might have eaten a cold dinner that night because all of a sudden they were ready to go. Some people just don't respect others time so speaking up works best for me.

There are people who can't live life without exercising control over other people. It's part of their psychological make up. You have to have a little bit of that if you are to be a leader. Some people don't know when to turn it off. That's the difference between a good leader and bad leader.
I have been there and don't that a few times. I am polite but firm. If the appointment time comes, I remind them I have others on my schedule and if we can't begin forthwith, then we will need to reschedule. I had one person call my bluff, and just as I was getting in my truck to leave, he came jogging out the door.

I don't suffer fools gladly, which is no surprise, I'm sure, to many NotRot participants.
I gather you were not aware they were dining while they had you on hold. I would have had no compunction, when they were ready to proceed and I finally learned what the delay was, of telling the borrower he was inexcusably rude.
Being an SOB has its satisfactions.
