James B Nutter Mortgage Packages

Assigned to me by Sunshine for a bit under my minimum, but more than they pay other notaries (so they say). When I opened the docs, I see:

1. numerous pages with huge swaths of black from when the original was scanned in; problem is that it uses up all my toner because it prints.

2. numerous pages with the notarization wording crammed in on the bottom of the page with absolutely NO place for my seal.

3. Lots of warnings that if done incorrectly Notary will be charged for re-signing and shipping the corrected documents.

Sheesh! I have done other signings for Sunshine and have not had the red flags like this one...

Any comments on this?

Oh, and they require TWO witness signatures for the mortgage, even though NJ only requires one. Interestingly, the wife's name is printed under the line for one of the witnesses. In NJ she will need to sign on a different line and she can't be one of the winesses, I'm pretty sure. Actually, I'm not sure how to handle that particular situation...

I have done a couple of these for another company (not Sunshine). Came with a HUGE list of instructions and on the RTC, the bottom was all blacked out (toner sucker) where I think it may have used to have a spot at the bottom for the borrowers to sign saying that three days had elapsed and they did not rescind the loan. Now just a huge black swath.

No 1003 in pkg and the TC said that's OK - that's normal for Nutter packages. Also, no escrow account was set up on the HUD, but there was a document in the package where borrower authorizes the escrow refund for current loan to be sent to and payable to JB Nutter (presumably to fund the new escrow account for the Nutter loan.) Also, if it's a VA loan, the notary is responsible for making sure the closest relative info is completed by the borrower in box #6 on VA form "Report and Certification of Loan Disbursement".

List of faxbacks required too. Definitely not my favorite lender package to sign and borders on not being worth it for the fee the TC is willing to pay.

Forgot to address the witness requirement instructions. No witnesses required in Virginia, but when I first saw the instructions I called borrower and asked if he had two witnesses available, as lender was requiring them. He said he did not have anyone available to act as witnesses. I called TC and they said, "VA is not a witness state, so you don't need any witnesses." So why does the lender put these blanket witness instructions in every package?

Because it's easier for them to just include all the overkill instructions than to quality-control every package and customize it to each particular loan/borrower/state.

Yup - you got it!

Who cares if it creates more work for each notary in all the other states that don't require witnesses - what with either securing the witnesses that are not really needed, or wasting time on phone calls to hiring party asking about it. Very frustrating. :/

Had a package like this last night and it was 177 pages. 4 copies of the homeowners policy and a bunch of fluff documents. Only like 50 pages that were actually needed. Was mad I had to lug around this thick package. Wouldnt fit in my UPS envelope. Albeit my fee was met.
