Me: Hi, this is your friendly neighborhood notary, calling to confirm your home loan signing Friday at 1 pm at 123 Gobbledygook Lane, Ventura.

Borrower: That's the property address in Ventura, but I'm in Carlsbad (157 miles away).

Me. Oh, well do you want to sign in Ventura Beach or Carlsbad?

Borrower: I told them Carlsbad!

Next call:

Me: Hi, this is ... blah blah blah .... confirming signing at such and such an address.

Borrower: No, that's the rental. Nobody's there. I live at so and so address.

Next call:

Me.: Hi, blah blah blah ....

Borrower: No, I said I wanted to sign at the bank!

Seriously, three calls in a row that would have lead to complete chaos if we didn't all get on the same page. Yikes!

That happened to me about 2 months ago. Called borrower several times to confirm..and of course they never call back. It was a local job so I went out anyway and it was there rental property. Thank goodness they lived right around the corner. Now I don't leave until I get the borrower on the phone to confirm signing location.

Confirming with the borrowers is probably one of the most important first steps when accepting an order! I can't tell you how many times the confirmation information has been incorrect. I have one major national title company that is very nit picky & doesn't care about their vendors that is probably one of the the most incompetent! They almost daily supply wrong contact numbers, and very often supply wrong addresses. I have even had borrowers tell me they cancelled and this title company doesn't even tell you. It makes it very important to connect with the borrowers. I never print or leave the door without contacting the borrowers and verifying their information.

My favorite is calling to confirm and borrowers are in

another state!! Informative statements invariably end with "We told them that!!"

Who would think to also confirm the state?

A couple months back, I was assigned a closing that turned out to be an address for a property here in NJ.

The town that the property was located in was Park Ridge, NJ. The the town the closing was to be held in was Park Ridge, IL.

Now tell me THAT'S not bizarre. Just goes to show, you can't take anything for granted.

I always confirm the complete address. I also had a couple incidents years ago where they gave me the property address vs. the borrower address. I was fortunate both times that they were reasonably close together, but I don't leave it to chance anymore. It's saved me lots of grief more times than I care to think about.
