title plant state

Please explain to me what a title plant state is. I am being told that Washington State is a title plant state. I have been doing signings in Washington for 10 years and this is new to me.

A collection of information about the ownership and lien history of property, filed according to geographical location rather than by owners' names. The use of a title plant makes it very easy to research the history of ownership of land.

The explanation I received was, "Wasington State is whats called a title plant state. Essentially, every title agent has to purchase or lease the rights to these title plants in each county across the stae, which makes it incredibily expensive for many agents to obtain a license.

I welcome any comments!

A Title Plant in a place where people actually research the property and the chain of title on the property to be insured. I believe that Washington State requires that Tile Companies maintain a Title Plant, and an escrow account within the state, and have State licensed title people working for them. Some others that require Title Plants are: Oregon, Idaho, Alaska, Texas, New Mexico South Dakota and Wyoming
Some states require a physical presents (brick and mortar) in the State Title Companies sell insurance , some don’t.
These regulations should not affect your job as a NSA.
I’m just guessing so this is JMO.
