total disregard for borrower and notary
Had signing scheduled for 2:00 today. Race home from another signing to print and go. There are no docs. Call borrower and tell them there will be a delay. "Hubby must leave work to do this signing - do I have a time-frame?" I call Title and they do not have time frame, they must approve the HUD (then why the H*** did they set up this appointment??) Borrower calls me two hours later to tell me that Title just emailed me the docs. Mind you, I have not heard from Title at all about this - it is just the borrower and I trying to pin this down. Now it is scheduled for 7:00PM with me rearranging my schedule to accommodate the borrwers (happy to do that) and the **** Ttile company. GRRRRRRRRRR

So sorry to hear that this happened to you today. It is very frustrating when closings don't go as they are supposed to and we are left scrambling to pick up the pieces and juggle everything around to accommodate everyone. I hope this title company doesn't think their closing is your only one for the day and you are available to them for whenever they decide to get you what you need to close the loan. That is what really frustrates me. I need to do at least two-three closings per day minimum to make this work as my full time job. And we all know that some days there may be no closings and some days there might be five to six closings. There is nothing worse than having to go through what you did today. I hope the closing tonight goes smoothly for you and that the borrowers are understanding to the fact that none of this was your fault. Good Luck!!!

I think many of us totally relate to what you're describing, BUT:
"There is nothing worse than having to go through what you did today"??
While I doubt you meant this literally (I'm assuming it was intended in the context of our business activities), it might help to endure those challenging times to think about the very many things that are truly much, much worse!
I imagine most of us have a roof over our heads, we eat pretty regularly, and if we have our health - well, I doubt I need to go on...

Why does this happen? I'm I missing something? They set it up and know the HUD isn't anywhere near ready?

Not to make light or disregard the frantic day you had
But the HUD isn't approved until the very last minute - it's the LAST thing done on the file to issue the "clear to close" - they schedule it because once the "clear" is received they need to know a closer is in place - and no docs go out til that clear is issued.
Late docs, and final HUD approval, are the nature of the beast. It is what it is and you're going to face this time and time again in this business. I, thankfully, have not had to face rearranging an entire schedule for one closing, but I do agree with those who have faced it - this one should have been put at the back of the pack and forge on with those that have their ducks in a row and docs in order. I would not have rearranged several other borrowers/LO's/title companies for ONE disorganized, ill-prepared party.

Seems to be an epidemic this week--LOTS of late docs here.
I've had three closings this week where docs were TOTAL fiascos--waiting days, rechedule 3+ times, huge headaches.

That seems to be the nature of the game. Delayed docs, delayed hud approval, delayed payment etc.
