I love it when this happens!
I've recieved two calls in the past where the TC or realtor has called asking for my availability. They had a loan comming up and wondered if I would be available that afternoon. They were just checking and were going to try to get it done that day. I said "yes, I'm available." They said they hadn't contacted the SS yet, that they were just checking things out and were going to ask for me.
Then later in the day I get a call from a SS to see if I was available to do a loan signing. They would state that they pay $xx. Then I would say my fee is $xxx knowing full well that they had no choice but agree to my fee.
I was honest with my fee and didn't try to raise it.
On one of them I actually had the docs emailed to me by TC before I got the assignment from SS.

My fee is my fee. I can (but have seldom been asked to) justify it to the borrower...If they paid more/less... not my problem. I do what I do, I charge what I charge...and I 'always' tell the borrower what I charge if asked. I can fully justify what I charge..if Title charges $350 for a remote closing, and pays me $125..let THEM explain it to the borrower.
