Lower Price Are You Kidding?

Why greed? Business has picked up so how do you justify lowering your price? I was told this is a seller's package so we are only paying $65.00. My response was my price is my price unless you know of a gas station, or a paper and toner manufactor, or a electric company, etc. which will lower my price because of your seller package. GEE!

I give them my price and stick to it. If they find someone else so be it.

A sellers package is usually about 20 pages, and maybe 4 notarizations the actual signing is fast…However all the ‘other stuff’ we must do to get it there; get it signed; and get it back; are the same…..Some companies offer less than for a refi…it’s up to you what to charge.

Seller signings

And don't forget the tax forms and change of ownership forms that few sellers know how to fill out. What you think is going to be a quickie can turn into many phone calls from the table.

So right, Linda! I had one recently with an 81 yo signer that took two hours! He was doing pretty well for his age, but he had to read everything and since he'd bought and sold a good many houses in his day, he was reading things into the documents that weren't there.

I clearly wasn't incompetent, imo, but he did get confused about a few things. And, yes, we ended up making several calls. Fortunately, my fee was a good bit higher than what was mentioned above, but not nearly high enough for the time it took. (BTW, I had one seller package this week that was just over 50 pages.)

BTW, it occurs to me that the time at the table is sometimes significantly less than the rest of the total time involved in completing a signing, when you consider travel, doc prep (if you do it in advance), drop off, all the phone calls, record keeping, etc.

And "We" have a "Base" Fee.

If it makes them feel better, have them add more pages to the seller package. When I first moved to Florida, I had a front lawn the size of a postage stamp. I hired a lawn service and found out they did not care that you could cut the lawn with a scissors. I had to pay their base fee. I should have bought a house with a bigger lawn if I wanted to get a better deal on lawn cutting I guess. Hopefully the point is obvious.

I have a friend in Australia that has a lawn service. Most of his costs/time are in equipment, and getting to the job unloading/loading/getting rid of cuttings. The actual time spent mowing is a small part of the job……Sound familiar?
