No Signing Confirmation?
I was called back to back by XXXXXXX. For two appointments on 2 different days. Upon calling to confirm appointments.. neither Borrower called me back... the first Borrower.. when I was able to contact him had no idea I was coming over and was on his way out of town. The next Borrower never returned my call as well. As I was waiting for some type of confirmation to proceed with the signing, XXXXXXX called and insisted I just go to the signing with no confirmation. They said this was policy and the Borrower did not need to call me back to confirm the appointment as the appointment was already made. I saw no such policy on the Notary instructions sheet.
I mentioned that I've never gone on a signing without confirming and this is the second set of documents I've printed for them (132 each x4) and the first borrower had no idea I was even coming! So no I would never have gone without the borrower confirming the appointment.
She kept asking me how far it was from my house and that we had the same zip code.. etc.
I had the documents with me and was fully prepared to go to the signing however, I was just waiting for them to call to confirm the appointment. I actually would have gone at any time that was convenient for the borrower.. but.. XXXXX called while I was waiting and insisted I go at the scheduled time.
I did go.. signing went well.. but I also asked to be removed from thier database..
Please tell me.. what you veterans would have done?

I have had the same experience where BO's did not know they were scheduled for a signing appointment when I call them to confirm. I just try to 'fluff' by the issue and take control of the call by asking if the scheduled day and time will work for them - either it does or doesn't. If the day is okay but the TIME isn't, I let them pick a good time for them and hope it meets with my schedule. If the DAY will not work for them, I refer them back to their lender contact since the dates on the docs are sensitive.
I have gone out on many signings where it was a "No BO Contact" and have only had one no show (knock on wood). If it is a local signing, I usually just print and go and get paid trip and print fee if it is a no show situation. However, if I am to drive a good distance, I call the SS on the day I get the docs to print and ask for a contact number for the BO or they may refer me to the lender team who call the BO to confirm for me. I also have been told to go to the signing when the BO has not returned my call to confirm the appointment - not my most favorite thing to do, but so far it has not been a major issue.

Glad signing happened.
I've had the experience where I've called every contact number given and still on contact with borrower to confirm. Ask hiring party how they wish to proceed. If they say to proceed to signing as scheduled (they usually qualify this by saying LO set appointment with borrower), I then request an amended confirmation stating I get full fee if borrower is unavailable or unwilling to sign when I get there. Amazingly enough, most times soon after that request, borrower returns my call and signing takes place as planned. On the rare occasion where there is no return call, hiring party does send amended confirmation. If package is no larger than 130 pages and signing location is less than 20 minutes from me, I'll agree to just a print and travel fee.

This is an easy answer....... No Confirm... No Go! As simple as that.
