This has happened before
I call a borrower to confirm the appointment. Borrower says " this is the first I've heard about it"

Do you mean it's the first the borrower has heard that the process is complete and ready for signing.....OR do you mean this borrower had no idea that a mortgage loan was in the works with his name on it ?

OH MY! Before I became a notary, I heard a horror story. This lady I know was estranged from her husband, well apparently he got his gf to sign the docs while posing as the wife! I wish I knew what happened to the notary to signed/sealed and delivered those papers. This lady could prove she was out of state for x amount of before, during, and after the signing! Can we say FELONY?!

I've posted about it a number of times before, but I once did a loan for a legal asst. who said that her office was in the process of prosecuting a "gf" who did the exact same thing. She and the low-life husband cashed out $200K (well before the meltdown). The wife found out about it 2 yrs later and they identified the gf from the thumbprint in the notary's journal. (Never did find out how they got past the ID issue when they signed the docs to begin with...) That would be a hoot if it turned out to be the same people!
