Constantly Receiving Late Docs
There was a time a few years ago when docs were received way in advance before the scheduled signing time set with the borrower. What Happened?? Its like pulling teeth now and the notary is trapped in the middle. Example: Signing scheduled for 11:00am docs not received till 10:15am not taking into consideration downloading both sets, traveling that may sometimes be 30mins to 1 hour away. Plus when you finally arrive at the residence they are looking at you like its your fault. I have been calling the borrowers lately, letting them know if I dont have their docs within 2 hours of the scheduled time. Are any of you handling the situation in this manner? Any input is appreciated. I am a very professional individual and want to be on time as I'm sure the rest of you are as well. Thanks in advance for your response.

When I make my confirmation call, the BO is told that I don't have to docs yet and sometimes they are late. Then I ask if that will upset plans, and if so, then suggest a work around for the same day/evening. Most times there is no problem with a time stretch, but for those that have following appointments, I inform the TC of the drop dead time for the BO & I, and then pester the TC close to time I need them to be on time and make everything a "GO".

It's a shame that soooo many TCs are so unreliable. It's understood that they're busy (yay) or just don't have enough staff (boo), but they (should) know their workplace environment well enough to not set unreasonable expectations appointment-wise. Professionals meet their deadlines! Isn't that usually brought up in job interviews?? Then, we poor NSAs usually get slammed, TUTB, etc. I have had 10 am appts turn into 9pm appts more than once b/c of late docs, BOs not available - you name it! ...And there's always some unscrupulous TC or SS just looking for a way to weasel out of paying us - TRUST ME!
Also, If I'm doing closings, driving to closings, eating...I can't always run behind the LO or the TC making sure they're doin' their job- I'm too busy doin' mine!

Back in the days when docs were delivered by courier, absent some compelling reason otherwise, they were always on time. Nothing has changed except that the document preparer's deadline has now become flexible, since she doesn't have to meet a drop time, so they abuse that flexibility.
My solution: A federal requirement that ALL critical docs be in the borrower's hands 24 hours before closing, and the <automatic> imposition of a quarter-point penalty on the interest rate if that isn't done.
That would put an instant halt to all this nonsense. And if it doesn't, there is always the guillotine.

I advise the hiring party that I have a "drop dead" requirement of receiving the docs 3 hours prior to the signing.
So far I have had only one company that did not accept those conditions.
If I do not receive the docs 3 hours ahead of time I give the hiring company the option of changing the signing time to 3 hours after I receive the docs, or canceling my participation in the signing.
This has eliminated incomplete docs, late docs, printing docs without being paid, and most importantly,reduced the the borrowers being unhappy with me.
Has it cost me business???? Yes.
I still get signings, however, from only the best hiring companies.

Hugh, you are obviously having a "senior moment", or as I like to call it a logic attack! Better than a quarter point, how about compensating the party that is really put out? US!!! If docs are delivered in less than 3 hours, we get an extra $100.00, and this is NOT on the HUD, so the borrower does not pay for it. Burn the lender ( the cause of the problem), and compensate the NSA (the fix for the problem).
This entire industry is in dire need of a serious Perato chart, and a shared expectations seminar!

Simpler fix, same results ...
Borrowers are consumers, and they need to buy mortgages with the same 'consumer attitude' that they apply to other purchases.
It is within the rights of the consumer to request & insist upon viewing their documents in advance.
Done. No Federal bureaucracy, no re-vamping of this disclosure and that disclosure, no more crying from stress in closing departments across the nation. There are those RARE consumers who do insist, usually it's those who want their attorney to preview the package, and they do get what they demand.

I give them a drop dead time also. It's never been a problem and no one has ever canceled because of it.
We're not paid to wait on or chase down docs and I don't. I really don't have the time most days.
And I agree with the person who said it's usually the worst companies who expect you to sit all day waiting for docs or to keep juggling your schedule to accommodate their poor time management.

Hi Gilda, I understand exactly what you are experiencing. I too get last minutes docs, it can be quite frustrating. I used to get really worked up about it, but now it happens so often it has become routine. I no longer get upset about it because it is beyond my control. I call the SS or TC if I do not have docs at least two hours before the signing, I tell them when I have to have the Docs in order to print them, view them and leave my office in order to get to the signing on time. I inform them if I dont have them by that time I will be late. If I have another signing before this one then I tell them I am leaving my office for another closing and will no longer be available to receive the docs because they are late, and tell them to reschedule to re-assign. I only do that if i have to.
