I've got a Nevada investment property.

The docs all came through with the wife included on what are usually spousal docs. Title company says Nevada is a spousal state, and she has to sign. I did not argue, though I commented somewhat skeptically.

I sense a resign in my future.

That may have come from the same person who said the spouse needs to sign off on investment property in Nevada.

That just may happen. I could be wrong but every NV signing I've done I have had Black ink instructions. Perhaps it really doesn't matter. We all know how that goes. LOL

I have performed a lot of signings for Nevada with blue ink without incident. Of course, past performance does not guarantee future results. It's been about a year since my last Nevada deal.

My experience has been that it depends on the county where the documents will be recorded - and the people writing the instructions to the notary don't know or care what the requirements are. Had on in NY where I argued with them on the phone, telling them that the county will accept only black ink for signatures on recorded documents. I finally had to send them the link to the county recorder's office so they could verify it for themselves.

If your signing is for a property in Clark County (Las Vegas area), one more quirk I've discovered is that they require a 1" margin on any pages, e.g. a notary certificates - and that includes any border around the page. So if you buy them from some other source or have created your own, make sure if you have a fancy border, that there's at least 1 inch of wide space around it. (Guess how I found that out... )

I ended up re-designing all my certs so that I never have to deal with that problem again. They don't look as pretty as the ones I created when I got my first commission, but I got over it! Wink

Of course, you many be able to use what's provided, but we in California often find ourselves having to replace them.
