Doing the right thing.
Is this as good as chocolates or flowers?
I recieved a call from my favorite SS last night to do a signing this morning. Sellers docs. I was a bit of a drive so I told them $120, no problem they accepted without hessitation.
Usually we don't even discuss fee's because they know my fee. They just call, I say send it over, then do the signing, within a week or two I get a check.
I get the package and it's only 38 pages with only one notarization, a grant deed.
I feel a little guilty because they are my FAVORITE, so I call the scheduler and tell her on her voice mail that since it's a small package reduce my fee from $120 to $100. After all they are my FAVORITE.
I think I locked up all their business in my area through an act of fair play, although not as good as flowers or chocolates.
I'm sure they will appreciate my jesture, but it may cause me to end up in indigence.
After two months of being exteemly busy ( swamped) I've only done two this week because I will not take low ball offers. I am not exurient, and this work does keep me in cornbread, beans and gas-ex. That last sintence is for you, Hugh.

$20 bucks is less expense than sending flowers or chocolates too

I would not have done this for the main reason that I don't call up and charge more when loan pkgs reach the size of Monstro the whale. My fee is the same for 38 pages or 380 pages. I don't nitpik over that stuff, probably cos my little brain can't keep up.
By the way, you reduced your fee citing the small number of pages, when you indicated the reason you asked for a higher fee was cos of the travel distance ... huh?
In any case, if they luv u as a result of this gesture, then that's all that matters!

Good point. Also, seller's packages can be deceiving, at least some of the ones I've seen. (Same thing with a cash sale.) There's no RTC on these, of course, and I've found that in many cases - not all - the borrowers want to review the numbers in detail and sometimes there are incomplete forms that they need to fill out. Then you have the situation where they go searching for the info. It could potentially take as long as a signing with a loan package.
Ya just never know what you're going to run into.

Definitely. Seller packages are generally a nightmare, especially when signers get to all the tax stuff!

I've done the same thing. I would rather keep the business than get nit picky over the little things. When I charge extra and then is not what I thought, I retract it back, and they are happy. Good business.

No, it's not. You should now also send them a large spring bouquet with a couple of star lilies in commemoration of your new fee, since you were so willing to throw the fee away anyway.
Whether you realize it or not, you have now set your new fee, regardless of how far the next signing will be. They may have a new scheduler next time who will only be looking at your fee history and not know a thing, nor care one whit, of your "favor".
This is more than country club fees and golf money - it is business.

I had a very similar experience, I quoted a fee, turned out that the borrower wants to meet me at a different (closer) location, at an earlier time, I had docs so said ‘perfect’. A twenty minute signing with a savvy single guy. I sent in a reduced price invoice, and told the SS that on this one my fee would be less. They said thanks! About a week later I received a check in the original amount. I called and told them the story…that said no worries, just keep it. I know some people that are schedulers, and you know what they say is the VERY BEST gift we can give them? Not candy! Just do your job correctly, show up on time, witness the docs, don’t make any mistakes, and send them off, so we don’t have to worry about, and or touch the file again. We get paid for scheduling, not for fixing, finding, calling, checking, re-doing. Our dream is to get an order, make one phone call, get it scheduled, and not have to worry, or ever hear about it again.

Les, you took the words right out of my mouth.
Being accountable, reliable, PROFICIENT, professional, dressing right, getting the job done right the first time, buys more loyalty than you can shake a stick at. It' a trade off to me. Sometimes packages are much bigger, borrowers are a bigger PITA and other drama, so it all evens out.
I hold to my fees. My best clients pay it willingly.
