I have a closing on a CO property tomorrow

Colorado in not a Dower or Community Property State, It is however a Homestead State. Meaning the MBS on a primary residence usually has to sign the RTC, TIL, DOT. I believe the Homestead exemption is now 60K. JMO

So if it is not a primary residence dower does not apply. Same with homestead I assume
