Wells Fargo Notary Issue

Borrower called and said that WF rejected documents because my name and commission expiration was not printed below the signature line. Of course this is in the SEAL. This was a WF mail-away with only 3 docs notarized.

I do many WF refi packages for title companies and have never encountered this (phony BS) issue.

I will of course do this at no charge.

After many years of performing signings for many, many different companies, here is what I know: Give them exactly what they ask for whether you think it is redundant or not. If they have asked for your printed name and printed commission expiration date then do just that. Remember, there are very many people who are looking at those documents and making a decision whether they area accepted or not. Our job is to follow their directions, not second guess what or what is not necessary.

I got the impression that OP was contacted by the Borrower, not title/lender. Could this have been a "here's the paperwork, go find a notary" type job where no instructions were given to the notary?

I never print my expiration date, My name # and date are all on my stamp and has never been an issue.

Different States have different requirements. Different lenders have different requirements. Different title companies (underwriters) have different requirements. I always do as instructed if within the law. Without instructions I follow my State law, and use common sense (like if there is an initial ‘space’ on the DOT I have the signer initial, if not I don’t) JMO

I had a signing company REMOVE me from their approved list. The terrible mistake I made and refused to correct:

In addition to the my name, title and commission expiration date stamped below my signature, I must also repeat this information by hand printing it below my signature and above the pre-printed stamp. QC office of redundancy!

Exactly the situation here. These were documents sent directly to the borrowers with no explicit instructions directed to the notary to print name and expiration in addition to affixiing the seal.

Over the years I have done hundreds of Well Fargo loans and this has never been an issue.

But one of the ridiculous requests I've had was

when they told me that if I lined thru part of the his/hers/their---leaving only 'his', then I had to initial each and every line-thru I made on the cert. OR just leave it as is and stamp/sign.

Wow, that is ridiculous. They must not know that's the proper way to do it! I only initial if I have to line thru an incorrect state and/or county, not when I am lining thru incorrect wording such as 'he' or 'she' when it needs to read 'they'.

These kinds of requests (including others mentioned here) make me think that someone with a little bit of training and perhaps even less experience is interpreting literally some instruction they've been given. It just seems like very narrow interpretation of rules with little logical thought.

I'm all for following even instructions that don't seem to make sense, but if they expect us to be mind readers for unusual requests not made by others, it does make it a bit difficult... Wink

I have an even better one

Rejected because one of the little flutes on the fluted edge of my seal was missing. Don't use the round fluted edge seal anymore but I guess a corner of my line around my seal could be missing and rejected.
