Do all parties involved have to sign these or is one sig enough? Out and back in trust deeds

I don't know for absolute certain, but I suspect one is enough from the way the form is written. However, I usually have both parties on title (if there are more than one) sign next to each other. I think I got into that habit early on when a spouse who wasn't on the loan got concerned about not signing some of the documents. Her husband was extremely annoyed with her but that made her feel better...

I have been told both husband and wife need to sign. And, if they are taking title out of a trust and then putting it back into the trust, there will be two PCOR's. One gets signed by both husband and wife as individuals. The second one gets signed by both husband and wife as trustees; i.e., John Doe, trustee and Jane Doe, trustee on the name of new owners line. Hope this helps.

I was always questioning that as well and finally called the assessor's office. Only one signature needed on the PCOR. I don't know if it would vary by county or not. You may want to give a call yourself.
