Need to know the BEST national Signing Service

Hey y'all, I am an NSA who is also an LO for a certain lender that uses a certain Title company that sometimes uses a certain (non-paying) signing service. I called the owner of the Title company to let him know about the non-paying SS and he was appreciative of the call and welcomed my referrals to top notch signing services. So here you go - please send me a PM listing your top rated SS's. Thks Smile

Well, Lee, they always use SS's, just not always the one that has the bad rep for (non) paying. I don't know whether it's a liability thing or maybe they just want the convenience of calling one company for their closings....

Maybe since you have an in with the owner you could ask him about that (using SS vrs. direct or using Notrot for direct) just for informational/educational purposes for the rest of us?

I think it would be interesting to learn from an owner of a TC why he uses a SS instead of having his people use NotRot to call the NSA's directly. Some of them may not be aware that calling NSA's directly may even be cheaper for them in some cases (as some SS companies may be charging them $175-$250/file). Of course if there are other issues that are beyond our control, such as a perceived liability issue that would also be interesting to learn.

BTW, Thank You for your help with informing the owner about the non-paying SS. Kudos to the TC owner as well, for wanting to change companies once hearing of non-paying issues with one of the SS companies his TC uses. Not all SS companies are bad but the bad ones really hurt all of us.

Ha Belinda! After I posted, I thought the same thing. But no, this is for real - trying to shut down the non-payers. Anyone that has been on this board for awhile knows I'm not a scammer.

Beauty is in the eye of the beholder. We all like/dislike the people we work with for different reasons. I’d say you can’t go wrong recommending those companies listed here that have 5 stars, and only good comments....JMO

I would add that have been in business for a while as well

to the 5 star (or maybe even 4.5-5 star) ratings with several ratings used to make up the high overall rating.

Might even want to PM some of the people that have rated them for additional information as well to make sure they are still as good as when they first rated them. Some people may rate a company then continue to accept work from them without ever updating their ratings.

Not to mention that a good SS can go downhill and people just accept that new lower rate as they are just desperate for the work. I sure don't want those to be the ones in charge. (You know - used to pay $120+ and now hitting $75 and people think that is all they can get and accept this new lowball rate and still swear by them)

Accountable Agents has my vote too, along with Inscribing Pursuits and Merritt Services. These are the only ss I work for now. Get most of my ss work from AA - they always pay a very fair fee and you don't have to worry about payments.
