Witness Only Signing v. NSA Signing

What is the difference between the two signings? I don't offer legal advice as an NSA, just facilitate.

Is it a matter of semantics depending on the state?

I've done the orange search thing.

Same thing - the notary is witnessing the documents signatures.

Clarification: Where a title policy has been issued, a TPL

license is required.

depends on who's using the term

IME, "Witness Only" or "Witness Closings" are terms used by title agents to mean there will not be any funds disbursed at the table.

I've seen some NSA's and SS's use the term to indicate more of a "point & sign" only type signing.
