I got rooked

Took a signing two months ago. Company called themselves Precise Signings. Didn't see them in the Signing Central and my very best client isn't listed in there, so I let it go. Mistake #1.

Did signing, then got another email about something related. Except instead of the email coming from Precise Signings, it came from Safir Signings. Just about got sick when I saw that. The hiring person was Shannan Smoot. Commit that name to memory.

Just sent them a letter. Attached to that letter was my filing in district court. They can either pay me within seven days or I will not only sue them, but I'm asking for treble damages for deliberately misleading me in an attempt to commit fraud.

Anything and everything you wanted to find out about both companies can be found via the Maryland Secretary of State's website.

I'm posting this not because I enjoy public humiliation, but because I made a GIGANTIC mistake and don't want my fellow notaries to make the same one.

You know bad things continue to happen to nice people. How could you know. Sorry this happened to you. Hopefully you get what is coming to you... all damages. When this willl stop who knows.

Erasers are on pencils for a reason. We all make judgement calls. Hopefully we are more right than wrong. Good luck to you.

Shauna - I am so sorry this happened to you. I sincerely hope that you are able to collect from these awful people.

Thank you so very much for reporting this to assist others in their avoidance of these people. It takes great courage to admit some things and I commend you for this.

You may also want to contact Genuine Title LLC 11155 Dolfield Blvd. # 100 Owings Mills MD 21117. Also direct copies to Mr. Jay Zukerberg, and Mr. Jon Bach. This whole outfit is a pack of thieves, and have been cheating notaries for years and Ms. Smoot that is probably just following orders knows well the people she works for cheat notaries every day. You should also complain to the MD BBB.

Thanks, all. Heard back and they are sending me a check. They've got seven days and on the 8th, I will file.

I was going to add them to SC, but it looks like I have to claim the listing and I don't want to do that until my matter is settled.

Has this matter been resolved??? The same thing happened to me, no listing on file and I was pressed for time, so I took and did the signing, it was a pre loan package.

Please let me know stat how this was resolved.

Just had a call from Mrs. Smoot, she wanted me to do a closing right now(maybe hope I didn't have time to look her up?). What terrible phone skills, I agreed to do a loan app at $100.00. I said "when I look your company up will it say that you pay your notaries?" She said "of course" . I then read this thread. I called her and told her I would need payment now by paypal, and her reply was "$100 is too much for an app anyway, we'll just fedex it to the borrower"

It amazes me how this company has been able to stay in business and WHY the State of MD continues to allow them to do so! Here is how I FINALLY got paid (120 days past due!!!) ...I sent a letter (I had everything in writing via email...much better then a verbal agreement...that way you have proof of your conversations) to the owner of Genuine Title, it was cc'd to Kosty and Shannon. I gave them one week to produce my fees or I was prepared to file complaints with the BBB and the Maryland Insurance Administration (this is who licenses them as a title company) in my email I gave the owner 24 hours to respond via email (again, get it in writing) exactly when I could be expecting my check. I also stated in my email that if I got no response in the 24 hours I would immediately file the complaint. Email was responded to in less then 30 minutes, and Kosty was instructed to pay me that day!

Three days later a HAND WRITTEN check arrived. That made me nervous. I made a copy of this check, because I had read on another forum that it was important to have their checking account number incase it bounced. Fortunately I have a personal relationship with the branch manager at my bank. She called the issuing bank and verified funds before depositing. FINALLY I got paid.

I have logged their phone number into my phone so I know who it is when they call....and I am getting 2-3 calls per week. I will not answer their calls. Nor will I ever take another closing or loan ap from them again. Time is money. I don't have time to chase down fees that I earned. It amazes me that they think I would continue to work for them after having to go through all that.

I am so glad that you posted this...they have apparently figured out that we are spreading the word about their shinanigans and are trying to find another way to trick us into working for them! Kudos to you. I hope you get paid. If you don't...I have a copy of their info if you need it!

I am new to Not Rot and am sooooo glad I found you all. Just got a call from Shannon at Precise to do a loan app for a bank. She quoted $70 and said I would be paid by the bank. Being in the title business for over 15 yrs in FL, I found this to be a red flag. Why is any lender sending a notary instead of the borrowers going to their office, or someone from the lenders office going to the borrowers home? So I searched our site and found the postings on her and the company. Called her back and declined the job and requested to be removed from their list. Thank you all so much for the time you take to post regarding these fraudulent companies. It sure helps to keep us all safe, not to mention the waste of time and loss of revenue we experience when dealing with such irreputable people.
