ServiceLink - FaxBacks for BoA?!

Had a SL BoA closing last night - 134 pages - 57 of which had to be FAXED BACK! (For the record - I despise faxbacks - just let me drop the package and you will have it next day!) 57 pages - really?? I was also told that each request needed to be in its entirety - the 1st and last of the Deed was not acceptable - all 10 pages. I usually add $10 to my fee for any kind of fax requirements - $10 didn't seem quite enough for getting all of those pages pulled out the package and sent. When I read about the requirements on the confirmation - I emailed SL and asked for the fax fee to be added - the response was "well, it is a BoA loan, you should know that there are faxbacks required - I'll adjust your fee - this time". I was tempted to take the penalty and drop the package w/o faxing (just tempted)!

Anyway... wondering how you guys handle fax backs and fee?

Won't work for SL fee's have dropped plus BOA PITA. not worth it. My normal fax policy 10 pages free or purchase faxes included.

I charge if its more than 20 pages to fax back...PITA!

...and yeah, I'm with you on this. WHY frickin' fax backs if the package will be delivered next day?

Its not like they're actually standing by their fax machine waiting for the fax backs to process the loan ASAP...yeah right!

But I do know if the loan was brokered, then these are the guys that are usually the WORSE PITA because they want to make sure they get their % no matter what...

I totally hate fax backs, just doesn't make any sense!

We have done countless signings for B of A loan docs and have never once been asked for any fax backs from any escrow officer that sent us the order.

I suggest the fax back requirement was imposed by ServiceLine and not B of A.

Evidently they do look at them!

I just received a VM from ServiceLink - they don't like the way Mr. Borrower's date appears on the "4th page of the 1003 and the on the Sch of RE Owned - please line through the date, redate, refax and then you have my approval to drop the pkg" ... I've done a bunch of SL signings - they meet my fee - but really??!! Now to add three more pages to my total!

(Mr. Borrower lines through his "7"s - SL said on these two documents the 7 appears to be a 2!)

To Melissa, does SL want you to line through the dates and reprint the dates yourself or do they expect you to go back to the borrower and have him correct the dates? I can just see the borrower shaking his head over the redo.

She was vague as to the "who" - she said "the date needs to be lined through, initialed and those pages faxed back, once that is done, you can drop the package". Since it was a VM, and she didn't clarify - I crossed out the date and put my initials, faxed and dropped (before they changed their mind!) Glad to have that one behind me!

IMHO....its because the bulk of their closers are

$65 notaries who need to be babysat. Not you folks responding here but the lowballers out there.

Fax the requirements back, and then wait for THEM to contact YOU, stating that it is OK to drop the docs.

Those wait for approval before dropping package can hold you up because you don't hear from them right away.
The faxback is in my opinion a requirement of SL. I have done boa's for other title companies that have not required faxbacks.

Except that's not what their instructions say

It says if you don't hear from them in 24 hours, you must drop the package off anyway.

I've spoken to them a couple of times about this and I tell them I can drop the package off right after the closing and they will have it back the next morning. Or I can go back to my office that evening, fax everything back, wait 24 hours more, and then they'll get the docs 3 or 4 days later after all is said and done (longer if a weekend is involved). I was told a while ago by one of their people to just drop the docs off. I've been doing it for a few months now and no one has EVER called me to ask for their fax (knock on wood, I just did a B of A for them today so we will see). By the time they realize that they don't have the fax, the docs are already sitting in their laps. What are they going to say?

I did a signing last week where the SS called back and said the TC wanted fax backs. I asked how many pages and didn't recieve an answer. I finally told them I would do it for $25. It was a purchase signing.

I went to the signing and the customers real estate agent was with him. I commented they wanted the package faxed back. He told me he knew a lady at the local title company and she would fax them for us for nothing. We went to the local TC and faxed back the entire 103 pages. The machine went zip zip zip and read them all into memory. I handed my card to the lady at TC and asked her to call me if they didn't go through. I waited 2 hours and no call so I dropped the package on my next trip to town.He also told me that they asked for fax funding. I didn't even know they did that. Evedently they were in a hurry to get it done and wanted to fund the loan as soon as the fax backs were recieved and before the docs were recieved.

One time I dropped the package before they called me with the go ahead to ship.
Then received a call from vendor management telling me not to do that anymore.
