Title Source agreement
I received an email a month or so ago to join their list of direct notaries. They want copies of a resume & drivers license in addition to the usual E&O, notary commission, etc. As a business owner, I haven't had a resume in over 10 years, plus I can't imagine anyone signing the service agreement... too many rules & regulations and too much protection of TSI and none for the Signing Agent. Has anyone actually signed this agreement?

Title Source is so professional, the whole operation so smooth, and Quicken Loans which TS handles so incredibly trash-free and expertly done that I would sign over my first-born if the TS agreement required it.

i have been in this business for 14 years and there is no better company than Title Source. Docs are always ready to be printed days before signing is to take place. I have never had to wait for documents or a check from Title Source. Ditto to everything Hugh said about them.

Title Source / Quicken loans -- I'll take them anyday
This is the only company that I know of that met my fees without arguing, calls to schedule assignments well in advance, send docs well in advance, and meets my fees. The real kicker for me --- THEY PAY 30 DAYS OUT WITHOUT FAIL. No fighting or having to chase their accounting people down to find out where your check is. No need to call and harrass the owners to find out where your check is. Their packages average about 80-90 pages. They use UPS as their overnight shipper, and include a label with each package. Their staff are very professional, and conduct business as a business should be conducted.
For example, I got a call yesterday for a closing next Monday. About two hours later, I got the docs for the Monday closing. So here we are, three (four if you count Sunday) days before the closing and I'm all set to go. Yes, you do have to confirm your acceptance of the closing via phone within an hour of their initial call, but it is such a seamless trouble-free process I can't see how anyone could complain. It's the same number and process they use to confirm the closing took place.
Title Source/Quicken recently changed their procedure so that there the borrowers are given a link to a website/account where they can access and print out the documents themselves; no printing out copies to leave with the borrowers. However if requested by the borrower a hard copy will be sent to them.

Agree with the others. I absolutely would sign anything Title Source wants me to. LOL. I try my best to take all I can get with them. Never once late with payment. Love their packages.

One of my best clients
Up till this week I would get 5 or more per/week, this week only 3 and 3 for next week. Check 30 days from service and I get a check every Friday or the past year or so. Just follow the instructions (confirm and complete) if they have to call you it lowers your rating in the system.

I get paid my asking fee XXX from them. Never a problem. If I have to travel outside my area they are willing to pay extra

I will never understand the problem that some have
with signing ICA's. They usually just spell out that you are not an employee of the comany & that they don't cover any of your expenses, etc. You can always line-out & initial any part you won't agree to, including adjusting fees if that is part of the agreement. Some also contain a "non-compete" clause. I haven't actually seen any ICA's being required in quite some time. We're independent contractors, but some interpret "independent" very literally. LOL :-)

Maybe I'm misinterpreting this wrong, but here is the wording of a paragraph that has me a little concerned about signing, mainly the 2nd paragraph:
"Signing Agent agrees to indemnify, defend and shall hold harmless (including payment of reasonable attorneys' fees) TSI, its corporate affiliates and any employee or agent thereof (each of the foregoing being hereafter referred to individually as "Indemnified Party") against all liability to third parties (other than liability solely the fault of the Indemnified Party) arising from or in connection with the performance of Services under this Agreement. The Signing Agent's obligation to indemnify any Indemnified Party will survive the expiration or termination of this Agreement by either party for any reason.
Signing Agent, at its sole expense and at TSI's option, shall conduct the defense or settlement of any such third party action. In the event TSI elects to conduct the defense settlement of any third party action, Signing Agent shall reimburse TSI for any and all costs and expenses associated with such defense or settlement, including reasonable attorney's fees."
I'm not a lawyer and don't know or pretend to know legal terms, so what does this really mean?

Maybe LindaH has an interpretation, but I'm reading it to
say they're not going to pay the costs of defending you in a lawsuit. As IC's we carry E&O and I know I carry Business Liability Insurance as well.

I guess I have to eat those words. I just got their sign-up
pkg. & it's something I have to read through very carefully before signing. They clearly have close ties to XYZ.
