Title makes quick changes
jba/fl in Msg #422327 reminds me of a situation I had last week. I had printed off documents for a closing requiring an hour's drive. The docs required three signers. In the course of contacting the signers to verify directions, and that all would be there, etc., a comment was made about dropping off the third signer at school. I thought that odd, so asked how old the third signer was. "She's 14."
Knowing that a minor cannot sign contracts, I immediately contacted my hiring party who contacted up the line. Documents were reissued, and I was able to close about an hour later than originally scheduled. I received a confirmation for additional print fee, and compliments for the good catch.
Sometimes a gut feeling saves the day.

In line with the immediately preceding thread...
...maybe title didn't need to redraw at all. Maybe it could have been cured with just a simple "F/K/A a minor," or "A/K/A only 14 years old."

In the preceding thread, I agree with your answer, it was better than mine, and I get your point. That said, I have done a number of signings using AKA and FKA’s. I had one this week the (now) wife was quit calming off title maiden name on title using married name, docs were by Ms. FKA as Miss. She luckily had old (but not expired) Driver license, and US Passport, in Miss and a brand her Drivers license in Ms. I still wonder how title decided to use the married name for this lady, if she has never gone by it, or if the title is presently in her maiden name?

Do you have easy access to online recorded info?
I check there also - it is so easy here. To fill out my certs in advance, I look online for correct spellings, initials, etc.

The original message seems to be saying the 3rd signer is NOW 14 years old. Usually with contracts someone must act on behalf of the minor, but I'm not a lawyer, so I won't guarantee there aren't any exceptions.

VT, you're right. The 3rd signer is a grandchild for whom the property owners are guardians and for several reasons wanted her to be on the deed. Because I work with title attorneys, I double checked with one of them before I notified my hiring party. In Oklahoma, a minor cannot sign contracts or be on a deed. It was suggested that they put the property in trust to go to the granddaughter so that they could accomplish what they wanted to by having her name on the deed.
BTW, I think the title company just went back to the original docs before the child was put on them. The addition was kinda "fitted in" anyway.

I was taking an app for my favorite title co several months ago. It was for a VA Refi...surviving widow. Her "husband" showed up at the end of app signing and from things that they said I point blank asked if they were married. They responded, "It's complicated." I advised both l/o and hiring party (this title co always wants me to touch base with l/o post-signing) that b/o might be married, and not eligible for VA Survivor benefits. They said ok, thanks. A few weeks later I get a call for same b/o to complete closing. I looked at docs before printing and it had her listed as single. Advised title about the "complicated" response and they emailed me back within 30 minutes. The deal was dead. If they'd paid attention to me earlier, they could've saved themselves lots of time, headaches. And yes, they gave me an attagirl for it. That's why we are notary signing agents..not "JUST the notary."
