What do you do?

Since 80% of the refi's I do require initials on the bottom of every page of the DOT and the note, I have borrowers initial even if there is no place for initials.

I had a TC complain that I did that even though there were no place for initials.

What do you do?

If the title company complains about too many initials, they aren't very smart!!!!

Follow each hiring party's instructions.

Just because one or more wants them doesn't mean it applies to all. Each lender and title company and SS is different...you can't take one company's requirements and apply them across the board.

Exactly. And even though keeping the different party's preferences straight can be confusing, it's the way that you become known as being top-drawer. I was originally taught to have both dates on RTC initialed each and every time--and did so, until hiring party complained. It's their dime...

This is what I do: If there is an initial line, have them initial. If there is no initial line, do not have them initial. Why create more work for myself and the borrowers when it's not necessary?

Provident will reject the loan package if you allow the borrowers to initial when there is no line for it.

If there are instructions for the borrowers to initial every page regardless if there is a line or not, then I follow those instructions. Absent that, no initials if there are no lines.

To the OP, usually it's in the instructions, if not I have never had them initial if there are no lines.

No lines, no initials...unless noted otherwise...

Got an email regarding blogs for the numbers site and clicked on the one for Armour (love this company!) and saw Copper over there and thought,

"Oh wow! There's Copper. Haven't seen her in a while. I guess she left us for X*#!" lol...glad to see you back. It's been quite a while!

Some instructions actually say "no initials unless indicated on page"...Why make work for yourself... I never assume..anything anymore.

I can't even believe I'm reading this......this is the problem with so many notaries attempting to "know best." If there is no spot to initial, then no initials. Duh!!!

If it says initial, then initial. How hard can this business be? As hard as someone tries to make it I suppose. I guess McDonalds is hiring, but then again if you take the order and then change it to something that's more popular, how long will you work there?

Gee, one company wanted initials....."let's have the borrower initial everything in sight - then they'll think I really know my stuff!" Maybe I will have them sign every document, no matter what it is - that'll be cool. Then I'll get hired to do lots of signings. Mmmmmmmmmmmmm.

No wonder this business is getting out of hand and we all have to receive 1,432 pages of Instructions to Notary on the most idiotic things for each loan, just because of situations like this.
