Do you take "Do not call BO signings?"

I like to talk and confirm for myself. Like to verify IDs. Make sure the LO has done the job and they are ready to sign. Do not like not having any contact. Any thoughts?

I don't get these often, but when I do I have always been able to get a number after talking to title, SS or LO. As said here many times by others, there are just too many things to go wrong without a confirmation call.

Sure, I take them... but I tell them that I will absolutely contact the signers. I've had anyone take the job back from me or had them get uppity about it if I did.

Here's the thing... we are independent contractors folks. You have to remember that they CANNOT tell you how to do your job.

I see this frequently and have not had an issue with it (knock on wood). The confirmation instructions say I can call if I want the appointment verified, and I always do! I also ask them to verify location/time and I.D. Many times they have provided me the number of the Borrower(s) as the docs have been released for printing.

If you are speaking of requests from NVS, I accept them. For NVS orders, once you receive the docs you can call M.I.C. (the lender) to get contact numbers for the BO. They now provide the number to M.I.C. in the confirmation attachments.

One issue with their signings is that they usually do tell the signers to have ID ready, however, I have never had one of their signings where they have told the signers that they are required to show two forms of ID. Contacting the signers after you receive the docs gives you the chance to let them know this so that you don't end up wasting 15 minutes at the table for them to try to find their second ID. Another issue is that they tend to have very large packages (VA refis). I charge for larger packages and my quotes to them reflect that charge upfront.

To Add...

Any notary who does accept "No Contact BO" signings should have the following policy, of which they respond to the confirmation - and it states CLEARLY that:

"If the loan signing appointment becomes a No-Show, No-Sign, or ANY issue arises at the signing table that could have been prevented by contacting the borrower BEFORE the signing, FULL CONTRACTED FEE IS REQUIRED."
