Hope I did the right thing:

Had signing 5:00 PM, SS/Title on East Coast time, so there was no answer to my call for advice. The borrower was refinancing her investment property. Washington is a marital state however, the rules do not apply to invest property (ie., NBS does not have to sign the marital docs). However, when I get to the Deed of Trust, it states: "Jane Jones (married, SPOUSE , Frank Jones, WILL SIGN COMPLIANCE DOCS.)"
His name was not preprinted on the Deed or the TIL. Without speaking to Title, I had to make a judgement call and I had him sign both the Deed and the TIL. I could have been wrong either way.

NBS In Oregon do not have to sign any docs if that is the way the LO has the loan work out. However I have often made copies of the TIL DOT and RTC and signed with and with out NBS signatures so Title can work thing out for them selves. Saves a lot of trouble. How ever in your case you did what you think was right. The worse thing that can happen now is that you will need to have the DOT and TIL resigned. I would call in the morning so if you do need to do a fix you can do it before it gets shipped. Good Luck

Were there signature lines on the DOT and TIL?
