Hope I did the right thing:
Had signing 5:00 PM, SS/Title on East Coast time, so there was no answer to my call for advice. The borrower was refinancing her investment property. Washington is a marital state however, the rules do not apply to invest property (ie., NBS does not have to sign the marital docs). However, when I get to the Deed of Trust, it states: "Jane Jones (married, SPOUSE , Frank Jones, WILL SIGN COMPLIANCE DOCS.)" His name was not preprinted on the Deed or the TIL. Without speaking to Title, I had to make a judgement call and I had him sign both the Deed and the TIL. I could have been wrong either way.
