I Lost Control of Signing . . .

Had a TWO re-fi signing tonight for a Mr. and Mrs. - BO's have 4 properties all together and indicated to me at the get-go that they have been the re-fi route many times - and are most familiar with the docs. They also indicated that this is their "date night," and he especially was anxious to get the signings done ASAP!

I had received the docs late so didn't have time beforehand to go over the numerous pages of instructions for each re-fi! I scanned them quickly and proceeded with the larger of the two packages. Most of the docs I just handed over to him, he would quickly scan it, then sign and pass to his wife and be looking for the next one to sign. I could tell he was not necessarily interested in me telling him what the docs were but I did watch to make sure they signed appropriately! Because the docs flew by each BO so fast, I had not a chance to review the docs after they signed. SOOO at the end of the package, I told them I would take a few minutes to review it. This is where i lost control.

While I was reviewing the first package, he took the 2nd re-fi and said he would just start signing. I was a bit taken back at first, but thought, okay, they did a good job on the first set so let them go ahead - I did watch them occasionally to make sure they were doing things right. As it turned out, I only found about 3 places that had a missing signature or initials when reviewing the 2nd re-fi.

I know I should not have let him do that for various reasons - mainly that I might possibly have had to pull out the BO's copy to fix an error.

First time this has happened to me. Just wondering what you think.

I don't believe you lost control at all. It sounds to me like you trusted your intuition and made a decision to let them go ahead and sign the second loan while you reviewed the first and it all worked out.

I've had a couple like that also. We're so used to going doc by doc, giving a brief title to what each doc is, and when we don't get to do that, we feel a little uneasy. I had one where he grabbed the stack from me and just started signing away. I just stood up behind him and pointed, he signed and I flipped. Kind of nice really. I had the certs filled in the best I could and all I had to do was sign and stamp. Fasted $125 I ever earned. Would do that all day. lol

I've had a few like that....love the speed w/which done.

Since I am going to be checking them anyway, which I am sure you did as well, I let them go to it. I can find the errors, shift its position in the stack to keep the pace going and just present at end. My fastest was 11 mins. w/stack in front of them, me pulling as soon as sig done. Since we really know most docs anyway, it is easy enough to remember where most initials/sigs are located. Again - we still check....

Had a once in a lifetime like that last week. A very nice Loan Officer. She very politely asked if I would mind if she signed while I filled out my journal (CA, 6 notarizations). Of course I answered, no problem. By the time that was done, she had finished 134 pages. Awsome! All I did was notarize, check the docs (Not even one missed signature or initial) and pop them into a Fedex envelope. 25 minutes flat. I wish they were all like that, then I wouldn't mind charging less.

I personally never leave for an appt. until I go through all of the docs and read the instructions first. I'm not running out the door half cocked with a set of instructions I haven't really read and don't completely understand because they were late getting me the package.

It's fine with me if they don't want any explanations and just want to sign. That's their call. However, I don't let borrowers rush me through a closing. I look at each document after they sign it before moving to the next. They knew it was date night before they scheduled two closings for that evening. It's not your fault the packages were late. It's not a perfect world and signing two packages is going to take time, even without explaining docs. I take the time necessary to make sure everything is signed properly.

I only put out the package that we're signing at that time. I keep borrowers' copies and any additional packages in my bag until I'm ready to present them. I keep my briefcase and the documents out of their reach. I've had people actually try to reach into my bag before.

It was pretty rude of him to grab that second set of docs and start signing. I think I would have stopped him by saying, "Please don't do that. I understand you're in a rush and I'm going as fast as I can. Please allow me to do my job. I want to ensure that your closing takes place without any errors."

Karla, I dont think you lost control of the signing..The BOs are the ones that should feel bad..they were in a hurry and they hurried you along. So they took the 2nd package and started signing. As long as they were signed correctly and you did review it before leaving it was fine.

This wasn't your usual MO and its ok sometimes to go with the flow..It sounds like you handled this pretty well..Good job..Now pat yourself on the back and think how you would do this differently in the future..We learn everyday!

Soon as I read your first sentence (above) I knew there was trouble with a capital T down the road! Sure 'nuff.

Still, you did good considering these loony borrowers. Sometimes things just start spinning out of control before we even know what's happening and without getting all Brunhilda on them, you just go with the flow and salvage as much as you can. Now you'll be ready for next time. And there will be a next time -when borrowers tell you they want to speed through the docs cos they know everything all ready. That's code for they don't know nuthin' and are on the path to screw everything up and turn a 30 minute signing into 90 minutes if they can.
