Tiago Title

Fellow notaries..Do not take any signings from this title company. I did a closing in August and have not been paid yet. No answers to phone calls or emails. This company is located at 3401 Quebec St. #9350 Denver, Colorado.....Remember Tiago Title!! They are nonpayers!

Try emailing [e-mail address] This is for Mike Zara the owner. I have done a few signings for them and have always gotten paid, but they are very slow to pay. Usually 60 days...re-send your invoice to that email and see what happens. Good luck!

I have talked to Mike and emailed him twice. He never stated anything to me about 60 days for payment. In that case I would not be exposing them because I am just coming up to 60 days. A response to my emails or messages would have been appreciated.

Your invoice is not yet 60 days old and you are going on a public forum to trash a title company and urge that NSAs boycott their signings?

To me, that says two things:
1) You need the money, which indicates you are not a particularly successful signing agent; and
2) You don't know much about business.

Yes, companies should pay within 30 days, or even less. And yes, if a company goes 45 days, you should begin to get a bit shrill. But you don't do what you have done until well past the 60 day mark.

Beg your pardon. I am a successful signing agent working with many title companies. I am use my companies paying me within 10-20 days. I don't know about your business, but the only ones I have that take 60 days to pay are SS.

I'm not sure his policy is 60 days....my invoices say net 30. He's just slow and always needs prodding. Otherwise, good to work for.

After reading your post, I was transported back in time to the whole of 2007 and much of 2008. Perfectly good, well regarded Local/State Title Companies were closing their doors at a rapid rate, some, failed to meet (CA) state requirements for notice. National companies were consolidating branches and divisions... they were all struggling. Having said that, the market has been, and continues to be, up and down...

I think that Tiago Title is a good company, and, most likely, the opposing scenarios listed above are true, however; none of us should be complacent. Caution is not something that should be thrown "to the wind!"

I wish you every success in securing payment of your outstanding demand(s).
