Warning RE: NYCB eSignings

I completed an eSigning last night and was suprised with a requirement to fax or scan/email the signed docs immediately after the signing. This assignment was booked through a SS and there was no discussion of this requirement during the inital phone call and it was not noted in the confirmation email that I received 24 hours later.

The last eSigning I performed in September did not have this requirement, although it was for the same SS and TC.

From this point forward, for any requests for eSignings I receive, I will be asking if there is a fax back requirement. I always ask this question for other signings but never thought to ask it for eSignings. Lesson learned...

And no, I did not fax back for this one.

They aren't always required

I close lots of these. In my experience, they typically only ask for faxbacks if it's an investment property. In which case, they really do need those most of the time.

In defense of the signing agency, ServiceLink (who has done all of the NYCB E-closes I've ever had) seldom discloses faxbacks up front. I don't think their schedulers usually know enough about the file to know if faxbacks are included. You have to ask, they research and call you back.

This was a primary residence refi with a RTC

and the SS was not ServiceLink. I was called by the owner of the SS to book this signing, which was a 35 mile drive for me. She was already paying me more than usual for the extended mileage and probably did not disclose the fax back requirement knowing that I would charge an additional fee for that.

In reviewing the instruction from the lender to the TC, it appears that the original signed docs are no longer overnighted to the lender. Instead, they are uploaded to the Gemstone website.

I have done many eSignings and have never had a fax back requirement for them, therefore I did not ask that question. From this point on I will be asking.
