Witness question for North Carolina

Doing a ReFi here in Fl for property in NC. NC has a Deed of Trust, in Fl where Iam at only one witness required on Mortgage and that can be the Notary. Does NC require 2 witnesses.

Just so you know, witnesses are not required by statute on mortgages in Florida - only deeds of conveyance, which require 2 witnesses.

Individual counties in FL have the latitute to impose witness requirements on their own and Suwannee and Dixie counties have done just that - they require 2 witnesses on mortgages. They will accept the mortgage for recording without them but with the caveat to title that "if anything goes wrong we're not responsible" - so title companies tucked tail and complied.
