moral question

I was assigned a Refi and it was uncompleted due to some issues at the table. However I just received a check from the SS for the full fee. Should I ask them about it (which is the right thing to do) or should I assume they know they made it out for the full amount?

If you printed the docs, traveled to the closing and attempted to complete the signing to the best of your abilities you deserve the full fee. I find it refreshing that they did not try to reduce you fee. If it wasn't my fault it did not close I expect full fee.

Yes, always charge full amount for signings that don't close. You took your time, your expenses to try to get that loan signed. You deserve full fee. And any company worth working with will pay you full fee.

When I started in this business it was SOP to be paid fill fee for no signs.
Now it is a moral question ??????
Many no signs take more time than signs.

Intuitively you’ve attached a moral qualification to the issue so you may want to look into it further. If the closing confirmation doesn’t have a fee policy for cancels at the table, maybe it’s on their site. If not, then yeah, maybe a phone call is in order.

Based on what you’ve stated, I’m rooting for you. I’d say with a resounding “Yes,” you’re deserving of the full fee. However, only you can dictate what’s right or wrong. Seems you already know what it will take for your mind to be at peace. “Should I ask them about it (which is the right thing to do)…”

Envision yourself depositing the check with a smile on your face once the SS gives you the green light. : )

. . . or logistics? Be sure to check the closing instructions for other loans you've closed with them - if you hold onto to these once you've completed the assignment. Also review the contract. I have one that states, "xx agrees to pay Contractor fifty percent of the agreed fee should the borrower(s) decide to not sign closing/mortgage documents at the time of the
scheduled closing."

This was really wrecking my brain because I recalled their packet instructions having different terms: If a borrower does not sign at the table you will receive full assignment fee.

Now, when I completed out the closing for a particular sign refusal, their online invoice WAS HALF of the fee (just like the contract said). However, their Closing Instructions is what I'd keep coming across for other signings. So I thought I just read something wrong. This post made me do some research; all the closing instructions say Full Fee but the CONTRACT is where the 50% was. So, I was only HALF crazy (:

Add to that the different versions, pages, placement, etc. of the Instructions and no wonder we go "batty" questioning ourselves!

p.s. Now, do I have the SS honor their contract (and pay me less) Or follow their Instructions?

I work with SS and most pay the full fee for such an event. This just means you are working for a company that respects and values you.

You labeled this as a "moral question", that leaves me to think you don't feel 100% certain the check was intended for you. To that, I say "It's not about what they do, it's only about what YOU do."
