Closing company cancels closing.
Strange occurrence but I think I know what happened. Got a call at 10:45 from a closing company wanting me to do a closing at 5:30pm, I proceed to ask the normal questions, type of closing, number of pages, edocs, any fax backs and then the big question “what do you pay” he tells me $90, I tell him my price has to be $1##, I get the standard “I’ll ask for approval and call you back”. I did get the call back at 12:00 and they agreed to my payment. I receive confirmation email that directs me to go to a website to update loan verification status and to download docs.
I proceed to use the login they gave me, the payment amount shown is correct, the docs are not uploaded yet but the borrowers info is, so I follow instructions and call to verify apt, tell them about the ID photo copies required and HUD payment expected. Borrower is very happy someone finally called him; he said that he has been no showed 2 times already this week, and he is ready for the closing. The borrower verifies my 1-800 number from his caller ID (I have a mobile app I use from ring central), and we hang up.
On the closing company website there is also a notes page that tracks the closing companies “phone call notes”. I see: HAVE NOTARY FEE REQUEST IS $1## PLEASE ADVISE, this fee is $40 more than I requested and was approved for; strange I think “where is the extra $40 going”. Also see CLOSING APPOINTMENT SCHEDULED WITH NOTARY. At 4:30 I get the call from the closing company the borrower has canceled, “we will call you tomorrow if he reschedules”.
At 5:30 the borrower calls me and ask if I’m on the way, I tell him that I was informed the apt. was canceled and he should call his loan officer, he is upset but thanks me and hangs up. It got me thinking so I log on to the closing company web site. Now the notes page reads; “REASSIGNED, NOTARY NO LONGER AVAILABLE”.
I am guessing they found a NSA to take their $90.

Borrower just called again at 8:15, very angry no one showed for closing for the 3rd time, I explained my position as an NSA and suggested he called his loan officer; he said a few expletives and hung up.

This kind of horror story is pointless if you don't name ...
... the company that behaved so badly. Why would I want to spend my time reading this post; I learned nothing that will help me in my business. What would have been most helpful was to know what company to void in the future.

This is exactly why you need to say NO to these lowballers and work directly for LO/title/escrow.
Leave them out of the equation. The extra fee you should be earning goes on their side of the ledger.

And look how "happy" their borrower is.
For the sake of $40, title has infuriated an already irate customer. Do you think, if he ever gets his loan signed, that he will recommend that company? Or do you think he is going to tell the everyone he knows how terrible they are?

Hew Moon: I certainly hope this was not a 3-star company on here (that would shatter all our deeply-held notions of the honesty/integrity/fairness of these SS!)
But please, tell us Who, because I for one would have no problem firing THEM if they ever called. That is not the way to do good business; and the poor borrower is in the middle of the madness
