Provident signing has anyone.............

one, received a call from SS asking to do a Provident signing said they are real tough on their requirements.

Yes..they are very very particular...and you cannot

make any corrections, no crossouts in your cert..nothing...

I used to love doing their closings when I did them

as a real estate paralegal in Connecticut..they apparently have a very untrusting view of signing agents. I never had the problems with them as a paralegal that I've heard, and experienced, as a SA.

They are very very picky. The first one I was given, I actually printed out 2 copy sets. I wanted to make sure I had enough docs to switch out if need be. LOL Just take your time. Explain to the borrowers that they need to be very careful signing and dating. No going back over a letter, no cross outs, make sure the date can be read and if they start a date with one format, do not change it. Be consistent throughout the pkg. Do not rush through these pkgs.

They are picky with out question. No cross outs allowed. Dates have to be written a certain way...etc. I always use post-its to let them know if there is a conflict. I've done their loans with plenty of errors on their end. Post-its come in real handy to cover myself. Follow their rules and you should be fine.

I actually took a "training" online for these. When I saw the things they were claiming were errors requiring a resign, I said I won't do them. I won't be a party to such nonsense. Somebody in the QC dept there has an overinflated sense of importance. I can't imagine asking a borrower to resign their loan package because they wrote "December" on one page and "Dec." on another.

NOT worth taking imo...

Have only done 1 Provident loan & it was 1 too many. Actually resigned 3x which was a total PIA since different parties were in different states. Remember the borrower telling me "I am part of the family now." Thank god they were very understanding & I got my full fee on all. 1st re-sign - Provident had borrowers social security # wrong. Sorry I don't care if no corrections are allowed, no way borrower is going to sign a W9 form w/wrong social. 2nd re-sign borrower in diff state had dated in what Provident considered "an illegible manner" - although it seemed pretty clear to everyone else. UGH!! 3rd re-sign - Cannot even remember at that point it all became a blur of total ridiculousness. I also find it offensive that they think they can "control" us by telling us that we cannot make any corrections to our notary section either. Sorry but if something is wrong there is no way I am not going to correct it just to satisfy their "rules." It is for that reason that was the 1st & absolute LAST Provident loan signing I will ever take. Def not worth it IMO. Good luck & I agree take at least 1 ex copy for any potential mistakes that may occur.

That's why I lost my one and only Provident loan - Mrs. Borrower didn't have ID in name preprinted in cert on docs - could not fix, could not attach (at least that's what SS told me) - SS picked up file and found another notary to do it - cert on recorded doc stated she produced a driver's license in the name in the cert - well, unless she ran out after 5:00 and in less than an hour to get a new DL, no she didn't.

I have used loose certificates with their loans. I do send a note explaining it is CA State law to attach and staple. Never had a problem with them.
