Help Needed
I have a re-fi closing in 1 hour with a 45 minute drive. Received the docs late last night. This re-fi involves a trust. Both husband are in the trust. Michigan Law states that the wife has to sign the mortgage doc. With package there was no where for the wife to sign. Tried reaching the SS and TC but they aren't in yet. What would you do - go or cancel?

I'd go & call them when you get there. I wouldn't try to
make a decision not to go because of your question.

As MW/VA states, go and call when you get there. You may want to print 2 copies of Mortgage - 1 for husband only and 1 for both parties. Then, when you get your answer, destroy the copy not needed. JMO

Yoli has given an excellent suggestion. By printing two copies for signature, you're already prepared to do whatever the TC needs done, and still keep the appointment as assigned.

Excellant suggestion Yoli...I think I'm going to start
requiring a valid, answerable reach number for question or I want full payment if loan doesn't close because of a problem they COULD HAVE RESOLVED had they just answered the phone!

As mentioned, make extra copies of pages...
that might need 2 signatures, or 2 initials. I even use a ruler and draw a line for the person missing from the doc to sign on and neatly print there name underneath it. If I still can't reach anyone once I am at the signing, I use post-it notes sticking out on the left margin, marking each page that I had signed with 2 signatures and also with just one signature, and a note on top of the docs mentioning that I couldn't reach anyone, so I had the docs marked with post-its signed with and without the other signature (or initials, etc.), and to please shred whichever version they don't need.
I have had great success with this and it has caused additional business. Whenever there is a way around a problem and you take the extra steps to handle it yourself, they tend to be very grateful. The borrowers have never minded - when docs are like this it usually means the poor borrowers have already had a lot of grief getting the loan processed, and they are just happy someone is doing whatever they can to get it over with.
For me, being in a spousal state, the issue is usually that the non-borrowing spouse isn't on the docs they need to sign.

Went to the signing as scheduled with an exta copy of the mortgage to be signed, if needed. The SS said to follow the notary instructions enclosed in the packet, which indicated that I should have the wife sign the Mortage, TIL, RTC, etc. While at the table the borrower had questions so he called the title co. He mentioned that his wife would be signing some docs and the title said that she was NOT to sign any docs. I ended up going with with the TC said and just hope all works out with this signing.

Interesting outcome. I wasn't sure if the spouse would
sign if it was a Trust.
